J.R.R. Tolkien once described Bilbo Baggins’ hobbit home in Bag End as a verdant one, meant for comfort and good living. He said, that it was “Not a nasty, dirty, wet hole, filled with the ends of worms and an oozy smell, nor yet a dry, bare, sandy hole with nothing in it to sit down on or to eat: it was a hobbit-hole, and that means comfort.” Today, several companies are taking that fantastical image of comfort to heart and are building real, prefabricated, and eco-friendly hobbit homes.

What is an eco-friendly hobbit home?
If you take the image of a hobbit hole and zhuzh it up a bit with a few modern comforts, you might come close to creating what a company called Green Magic Homes has been working on for the past few years. According to My Modern Met, these prefabricated hobbit holes represent the future of eco-friendly housing.

What are hobbit homes made out of?
Each Green Magic Home is composed of prefabricated, vaulted panels constructed of recycled, laminate materials that anchor into the foundation and each other. Those walls are then reinforced by soil, which buries the plastic walls partially underground, thereby protecting the house from inclement weather and UV radiation. This process also insulates the hobbit home and allows for the natural world to grow atop it.
The homes are highly customizable, so they can be built to fit just about any specification. Ducts can be added, as can water lines, septic plumbing, electrical wiring, and heating or cooling systems. According to the Green Magic Homes website, the shape and construction of these hobbit homes ensure that they require between 50 and 70 percent less energy than a conventional home.

They can be large enough to furnish as spectacularly as Bilbo’s house on the top of the hill, or small enough to be considered an underground tiny home. On top of all that, hobbit houses can apparently be built in a number of days, rather than the weeks and months it takes to build a full-size house. According to My Modern Met, three people can build a fully formed house in just three days.

How much would it cost to build a hobbit house?
So how much does all this energy efficiency and eco-friendliness cost? According to BuzzFeed, a Green Magic Home will run you about $41,000 for a house of about 1,000 square feet. Of course, some people have built their own hobbit homes for less. For instance, New Atlas recently spoke to a man named Simon Dale, who single-handedly built his hobbit home in West Wales.
Dale’s version was not made of plastic, however. His hobbit hole was more traditional and was constructed of oak wood, stone, and mud for the retaining walls. He even cleverly employed the use of straw for insulation. And while Dale’s home is admittedly less “comfortable” than a Baggins might like, it was about $30,000 cheaper. Heck, Dale will even gave out his version of the plans for free. He’s more than willing to help people live that same low-impact lifestyle.

Do hobbit homes present any problems?
As it turns out, there are a few environmental downsides to living in your own version of Hobbiton. According to The Spruce, the lack of proper insulation means that the vast majority of these structures are only really suitable for those in warm climates — though, if global temperatures continue to rise, that will be most of the world before long.
Apparently, the thickness of the walls only provides as much protection from the elements as a single-pane storm window. The cost is also significant, as stated earlier. In fact, according to Green Magic Homes, the cost of building is more like $125 or $200 a square foot, and that doesn’t even count preparing the foundation. This is for a turnkey solution built from the ground up, however, so the cost may just vary from case to case.

Simon Dale has built this hobbit home with the help of his family and friends. It is made from sustainable materials and scrap wood in about four months of time and spending £3,000 (approx. $4,200). It is nearly invisible at first sight thanks to the most part built into the landscape.
This hobbit home stands on a timber frame while its roof is made of layer of straw bales and is covered with plastic sheets to restrict water from seeping in. The walls are lime plastered and the entire house is covered in a layer of mud to ensure it blends ever so nicely with the surroundings.
The hobbit house also has a compost toilet, solar panels for power, water diverted from a nearby spring and an unusual fridge that cools with air from underneath its foundation.

This is a house I built for our family in Wales. It was built by myself and my father in law with help from passers by and visiting friends. 4 months after starting we were moved in and cosy. I estimated 1000-1500 man hours and £3000 in materials. Not really so much in house buying terms (roughly £60/sq m excluding labour).
The house was built with maximum regard for the environment and by reciprocation gave us a unique opportunity to live close to nature. It housed our family whilst we worked in the woodland surrounding the house doing ecological woodland management and setting up a forest garden, things that would have been impossible had we had to pay a regular rent or mortgage. The main tools used were a chainsaw, hammer and 1 inch chisel, little else really. I was not a builder or carpenter, my experience was only having had a go at one similar house 2yrs before and a bit of mucking around inbetween. This kind of building is accessible to anyone. My main relevant skills were being able bodied, having self belief and perseverence and a mate or two to give a lift now and again.
Some key points of the design and construction:
- Dug into hillside for low visual impact and shelter
- Stone and mud from diggings used for retaining walls, foundations etc.
- Frame of oak thinnings (spare wood) from surrounding woodland
- Reciprocal roof rafters are structurally and aesthaetically fantastic and very easy to do
- Straw bales in floor, walls and roof for super-insulation and easy building
- Plastic sheet and mud/turf roof for low impact and ease
- Lime plaster on walls is breathable and low energy to manufacture (compared to cement)
- Reclaimed (scrap) wood for floors and fittings
- Anything you could possibly want is in a rubbish pile somewhere (windows, burner, plumbing, wiring. ..)
- Woodburner for heating – renewable and locally plentiful
- Flue goes through big stone/plaster lump to retain and slowly release heat
- Fridge is cooled by air coming underground through foundations
- Skylight in roof lets in natural feeling light
- Solar panels for lighting, music and computing
- Water by gravity from nearby spring
- Compost toilet
- Roof water collects in pond for garden etc.

The Building Process
The site before starting |
Hole dug and level, post positions marked out, dry stone foundation walls down, first retaining wall built against front bank. |

30 or so small trees and a bit of chainsawing later. Lift logs, prop up, nail together and continue until no longer wobbly. |
Split logs over the top and palettes on the floor. Tree in to prop up sleeping platform. Palettes on the floor to take insulating bales. |

Straw delivery. Cotton sheets then straw bales on the roof and cover it up with plastic, other bales inside, quick before it rains. |
Build straw bale wall inside, a fun and quick job. The bales are stacked on rough dry stone wall and staked together with hazel sticks. Inside bales go on pallette floor ready for floorboards on top. |

The unique landscape is the perfect spot for a fantasy adventure, and a stay in the hobbit house near Tomich is a great place to begin. What makes this hobbit house particularly special is the fact that the builder had no idea of the movie at the time of the building’s construction. Abandoned estates and temples in the middle of snowdrifts, framed by amazing nature and silence, are very picturesque. It’s time to go: the roads are rolled, potholes under the snow are not felt so much. “Smart House” of the 18th century
In the vicinity of Torzhok, the estate of the architect Nikolai Lvov, Nikolskoye-Cherenchitsy, has been preserved. From the city along the country road – about 30 minutes. Even in cold weather, the estate deserves a leisurely stroll.
At the entrance there is a round rotunda temple in the Roman style. It contains the tomb of the Lvovs.

Half a kilometer away, by the hill, is a very unusual smithy made of stone boulders. Reminds me of a hobbit home. The architect bought these stones from local peasants.

The mansion itself is now dilapidated. And in the 18th century it was an advanced engineering masterpiece – a real “smart house” with plumbing, air heating, ventilation, aromatization of rooms.

Next to it is a small pyramid: it is a cellar-glacier. It was two-level, here Nikolai Lvov kept equipment and materials for his experiments. In the manor park there are still lindens and oaks planted in the 18th-19th centuries. In the building of the local library, which is located right there, there is a museum of Nikolai Lvov.

This estate could be the same symbol of the Tver region as Yasnaya Polyana is for the Tula region. It is a pity that so far Nikolskoye-Cherenchitsy has not been restored.
A village with character
In the outback, 80 kilometers from Torzhok, there is the village of Borzyni. They say that its unusual name is associated with the rebelliousness and stubbornness that the locals were famous for. Previously, a very busy trade route passed through the village. At the beginning of the last century, 400 people lived here – now no more than 40.

There are no hotels, cafes or restaurants in Borzyny. But here is the only Museum of Peasant Pedigrees in Russia – in a merchant two-story wooden house of the 19th century.
The exposition features stories of different families, old photographs. One stand is dedicated to the notorious People’s Commissar of Internal Affairs of the USSR Nikolai Yezhov, who celebrated the new year 1939 in this village.

The Church of the Savior of the Holy Image in Borzyny was built in 1755 at the expense of the landowner Artemy Shishkov (according to other sources – Shishkin). Perhaps it was designed by Savva Chevakinsky, a famous architect of the 18th century. Even dilapidated, the temple makes a strong impression. The dome is still in place.

Five kilometers from Borzyn is the village of Bor. Pay attention to the wooden house of the timber merchants Kozlovs (1899). At first glance, this is a typical mansion with a mezzanine. But the lower logs were painted with white and black paint and looked like a vest.

Restoration will take at least two years, then, probably, the house will become a tourist center. Although travelers are already being accepted as part of tour groups. You can dine in nature: the menu includes fish soup cooked on a fire, barbecue and pies.
Four kilometers from Bor is the abandoned village of Gornitsy. You can only get there on foot or by snowmobile. The local Church of the Vladimir Icon of the Mother of God (1795) is one of the most amazing creations of the self-taught architect Nikolai Lvov.

It was erected in violation of many canons. So, the main entrance is from the north, and not from the west, as it should be. The bell tower is crowned with a rotunda instead of a dome, and on the lower floor is the tomb of the owners of these lands, the Beklemishev family.
This temple is in a very deplorable state, and it is worth hurrying to see it.
Like a suburb of London
The small town of Kuvshinovo is not the most popular place among tourists, but it is interesting. It is better to start acquaintance with him from the railway station. Art Nouveau wooden building (1912 year) with carved owls and dragons resembles a fairy-tale tower.

The branch from Torzhok to Soblago is considered a protected railway. There is still a special control system here: a baton, which is issued to the driver, serves as a permission to travel. A semaphore and a hand arrow have been preserved at the Rantsevo station. True, you can get to it by train only twice a week: the Kuvshinovo-Ostashkov train runs on Mondays and Fridays.
The railroad appeared here thanks to the entrepreneur Yulia Kuvshinova. This lady became famous not only for her business acumen, but also for caring for the workers.

In 1913, she built the People’s House here – one of the main buildings of the city. Nearby is the hostel of the paper mill. Maxim Gorky stayed there and Sergei Ozhegov, the author of the dictionary of the Russian language, was born.

It is worth allocating several days to explore the surroundings of Kuvshinovo and Torzhok, there are many interesting things. It is better to settle in Torzhok, there are a couple of hotels and private apartments that are rented to tourists.
In Kuvshinovo there is the only hotel “Kamenka”, but the conditions in it are modest. True, the bath complex is worthy – for winter trips this is a huge plus.

Houses reminiscent of the minks of the heroes of The Lord of the Rings in the fairy-tale village of Hobbiton are being built today and in real life. Usually they are arranged in the slopes of small hills, and only their windows and entrance are visible from the outside, as a rule, facing south. The earth in such a house serves as a “blanket” that protects it from cold, rain, wind and natural wear and tear.

A settlement of dugout houses was built in the Swiss Alps, in the town of Dietikon. The author of the project is the architect Peter Vech, head of the Swiss bureau Vetsch Architektur, a supporter of green building. Such buildings he calls “inhabited sculpture”.
Houses almost completely sunk into the ground are located around a small pond, and the entrance to this complex is not easy to see from the outside. The area of each of the nine houses is from 60 to 200 m2. The rooms where the tenants are mainly at night are located in the northern parts of the houses, and the “day” rooms are facing south. The bathrooms and stairs to the basement are placed in the center, with all the bathrooms illuminated by sunlight entering through the skylights.

Villa Vals was built in the Alps, in the Swiss city of Vals, according to the project of the Dutch bureau SeARCH together with CMA (Rotterdam – Zurich). Local materials were used for its construction – for example, local Waltz quartzite was used for the facade. During the construction of the villa, it was necessary to go 15 meters deep into the hill, so the retaining wall is made of very durable reinforced cast concrete. The entrance to the house is a 2-level “gatehouse” made of stone and wood – it is connected to the main house by a 28-meter concrete tunnel.
The plan of the house is a rectangle with an ellipse of a terrace with a spring and a jacuzzi cut into it. The terrace is surrounded by a ring-shaped façade with windows of different sizes at different heights, reflecting the complex arrangement of the interior spaces (at different levels), resembling a puzzle in cross section. On the ground floor there is a kitchen with a dining room, a living room and a bedroom with a library. One and a half upper levels contain three bedrooms with bathrooms.

The villa is nicknamed “Teletubbie House” because of its resemblance to the home of cartoon characters. It is almost completely hidden underground, with the exception of two glazed facades, one of which faces the sea. Its landscaped roof merges with the surrounding natural landscape. The plan of the house is made in the form of a horn and is divided into three zones: the daytime space is located in the center, and bedrooms with bathrooms adjoin it on the sides. Thanks to high-quality thermal insulation and a high level of thermal inertia (the ability of fences to maintain a relatively constant temperature of the inner surface with periodic changes in outside temperature), combined with radiant heating that consumes the heat of the exhaust ventilation air, this house requires very little energy for heating.

The owner of the future house, famous football player Gary Neville, was interested in preserving its natural environment, so this one-story four-bedroom house of 920 m 2 was planned to be carefully built into the hillside, and to green its roof. The house was conceived as an eco-friendly building with zero CO2 emissions 2 . The project included a heat pump, solar panels and windmills.

One can argue about the necessity and rationality of such housing, but the famous film adaptation gave a new impetus to the trend – the construction of both fabulous and modern housing in the form of burrow houses covered with earth. Probably, they are good because they allow you to retire, while being in comfortable conditions.
