Roofline Fascia, Soffits and Guttering Cost Per Linear Metre

Per metre pricing isn’t always accurate as there are so many factors to consider including how difficult the roof is to access but most smaller projects, i.e. terraced houses, will start at around £110 per metre. 

Large projects will cost less per metre but still start at around £80.

Obviously, there are regional variations and small one-man type sole traders will charge less than large national installers and window fitting companies etc.

The prices we’ve displayed are an average, shop around you’ll almost certainly find higher and lower prices.

Assumptions

Access Equipment – Our prices are for properties where the installer can reach the roofline with access towers or other similar access equipment. They do not include the cost of full scaffolding which might be needed for parts of the roof that are difficult to reach. According to the HSE, ladders are not safe to use for this type of work.

Cement/Mortar Work – On some properties, the mortar holding the tiles in place will need to replaced along with the roofline boards. The cost of this isn’t included in our price guide.

These tiles were loose and needed to be re-bedded onto mortar

VAT – Our fascia and soffit prices are an average of the figures given to us by installers. Some were small businesses that didn’t need to charge VAT while others were larger firms that included the cost of this tax.

Overcladding/Capping – The prices on this page are for the removal and replacement of the roofline boards and not the capping or over-cladding of the original boards. We feel that a full replacement is a more appropriate option.

Colour – The roofline boards on our properties are white and we wanted white Upvc fascias and soffits. Brown and woodgrain-effect boards cost much more than white boards, this extra cost isn’t reflected in our prices. 

Should The Guttering Be Replaced? Can The Old Guttering Be Refitted to Save Money?

On one of the properties, the guttering wasn’t leaking and looked to be in good condition.

We asked our chosen installers if we could save money by having the original guttering re-fitted.

Here’s what we were told:

  • The labour cost to fit the guttering is the same regardless of whether the old or new guttering is installed.
  • New guttering isn’t that expensive to buy; it’s much cheaper than the fascias and soffits, so there’s little to gain financially by refitting the old gutters.
  • No installer would offer a guarantee on the old guttering. New gutters came with between an 8 to 15-year guarantee.
  • The gutter seals in old gutters often leak after being disturbed and may need to be replaced, adding cost.
  • As the consumer is paying for access equipment to be erected, it’s a good opportunity to get the guttering replaced. It would make no sense to have to pay for new guttering a few years down the line.

Unless the original guttering is new, there’s little financial gain to be had by re-fitting old gutters, and of course, you’ll be left with a guttering system that isn’t new.

We sourced these prices in late-2020 and published this page in January 2021. We’ve included VAT when it was charged, but not all of the businesses were VAT registered as some were operating below the threshold.

Where Did These Prices Come From?

A total of 34 firms and tradespeople from around the UK gave us prices for replacing fascias, soffits and gutters.

Can This Type of Work be Done Via a Ladder?

Health and safety regulations state that ladders should only be used for safe tasks that can be completed in a short space of time.

For roofline installations, access towers or scaffold would be more appropriate.

How Long Does it Take to Replace Fascias, Soffits and Guttering?

A good team of two workers can complete between one and two sides of a property in a day, depending on long each side of the house is.

If the tiles need to be bedded onto new mortar, this will add to the cost of the project as it takes longer.

If access is difficult or the property is very high (such as 3 or 4 storeys) it will take longer.

 

What is Eaves Felt and Why Does it Need Replacing?

Eaves felt overhangs into the guttering and protects the roof from water ingress. It often rots and fails or may become damaged when the gutters and boards are removed. It should be replaced with a more modern alternative.

My Gutters Often Overflow or Leak, Will New Guttering Stop This?

If the gutters are leaking because they are old and the rubber gaskets have failed, then yes, a new guttering system will solve the problem.

If the gutters are overflowing due to leaves, twigs etc. blocking the gutters then we recommend you consider installing a guard leaf guard/mesh to keep the leaves/twigs out of the gutter. 

For properties located under trees and in particular, pine trees, we recommend yearly gutter cleaning.

Why Do Brown Boards Cost More Than White Boards?

Brown boards are the same as white boards except they have an extra layer of material adhered to the surface, this extra layer has a woodgrain effect and is usually rosewood or mahogany in colour.

The extra manufacturing process adds to the cost. Also, brown boards aren’t as popular as white boards, so with lower volumes, the price per board goes up.

I’ve Been Told I Need Roof Vents – Why is This?

Vents are located at the eaves – the lowest part of the roof, and they prevent loft condensation. As Upvc roofline boards are more airtight than the old timber boards, ventilation is recommended.

Are There Any Trade Associations Where I Can Find Reputable Installers?

The National Federation of Roofing Contractors is a popular roofing association as is the Confederation of Roofing Contractors.

There are a few factors that come into play when assessing the cost of replacing your home’s fascias or soffits. Let’s get into them.

The Size of Your Home

First and foremost, it goes without saying – the larger your home, the higher the price, as you’ll simply need more materials and labour time to get the job done.

The Material You Choose

Which material you opt for will also have an impact on your price:

As with the size of your property, the wider your fascias and soffits, the more you should expect to pay.

Finally, a non-negotiable affecting your project fee is your geographical location. Prices will be higher in capitals such as London when compared with more rural locales.

We would recommend replacing any wooden fascias with uPVC, as it requires minimal work to upkeep and is weatherproof, unlike it’s wooden counterpart.

Dual-Purpose

The supply costs and labour costs for the additional work will obviously increase the cost, but it may save you from having to hire out the scaffolding and professional again a few months later.

The main difference between bargeboards and fascias is the direction they run in – bargeboards will run diagonally, while fascias run horizontally.

2021 uPVC Replacement Prices UK

A fascia and a soffit are two completely different things but often referred to together so easily become confused.   

After a builder installs a roof, there’s always an open gap between the rafters and the masonry walls. Generally, this gap doesn’t look very nice. And, it also allows rain and wind to enter the roof space along with any birds, wasps and other creatures that might want a dry nesting place. A fascia board tucks under the overhanging roof tiles and reaches down to the bottom of the rafter’s end profile. The board travels along the entire length of the roofline.

The soffit covers the underside opening between the fascia and the wall. Additionally, rainwater guttering needs somewhere to fix to and fascias are an ideal place for this. 

So, in a nutshell, they close the gap between roof and walls, this protects the inside of the roof from water ingress, high winds and wildlife infestation. Oh, and they look prettier too. 

You can make fascias and soffits from uPVC, or wood. Although, these days uPVC is much more common. 

By the way, there’s one more related piece of roof that we almost forgot. Bargeboards fix to a gable wall, tuck under the overhanging roof tiles and run from gutter line to ridge. We don’t need to talk any more about these as they’re effectively diagonal fascias that follow the roof pitch.

So, how much does it cost to replace fascias and soffits? 

On average, if you have a typical home, you should expect to pay about £100 per metre to fit new fascias, soffits and guttering. This calculates to about £1200 to £1500 for a semi-detached house and would take two professionals around 2 days to complete.

However, this doesn’t include removing the existing boards first. You’ll also need scaffolding to work from and this will cost from about £200 to £1000 depending on the amount you need. Generally, uPVC is cheaper to buy than wood and is easier to install. For a high–end building or renovation of listed buildings, it’s usual to use wooden boards to match the original. Also, we find that replacements in and around London cost about 20% more than work done elsewhere.

Roofers don’t only lay roof tiles, there are many jobs that a skilled roofer or a carpenter can do. These include replacing fascias, soffits and guttering. 

Because roofers prefer uPVC more than wood, the table below contains uPVC fascia and soffit installation prices. If you want to use wooden boards you should get a custom estimate. Timber types vary and the prices are correspondingly higher to purchase and to install. Remember you’ll also have to regularly paint or varnish wooden boards after fitting them. Therefore, it’s well worth considering using uPVC wherever you can.

What About Repair Costs? 

Generally, uPVC fascia and soffits need no maintenance except for an occasional wash down after the winter. Wooden boards, however, need regular painting.  And, if rot get’s a hold, you’ll have to get someone to cut out and replace the soft patches of wood not only in the fascia but probably in the rafters too. Rafters are a structural part of any roof, so it’s very important to cut out rot as soon as it appears and replace with sound wood. 

Costs to repair problems of this sort will vary depending on how extensive the rot has become, and how much the roof has to be stripped back. So, most carpenters or roofers won’t give a quotation but will charge an hourly or daily rate for work like this. This is because they won’t know the full extent of the job until they remove fascias and tiles. Qualified professional carpenters cost between £20 and £25 per hour plus any materials and access platforms they need. 

How can you spot damage? 

Fascias aren’t usually close to the ground where you can check them every day. So, the first hint you’ll have is when you see paint flaking or cracking. If you ignore this, you’ll then notice chunks of fascia breaking off or you’ll see the boards start to warp. This is more obvious in fascias compared to soffits because fascias tend to be solid wood while soffits will often be plywood. You might experience wildlife visitors in your loft where they’ve managed to break in through holes and cracks. If you see any of these, you need a professional as soon as possible. In the meantime, try to prevent as much water from getting through as you can, by filling holes and painting temporarily.

To be honest, if you think about almost any colour for uPVC fascia and soffit boards, you can probably get it. However, a manufacturer will only produce the colours and textures that are in demand. So, in practice, there are about 8 different colours. Moreover, all the wood colours will have a grain texture while white and grey are smooth. 

White is the most common colour closely followed by Golden Oak. The other colours are a matter of taste so it’s very difficult to specify which of them is more popular than any other. So, in no particular order, the other most common colours include: 

  • Cream. 
  • Rosewood. 
  • Irish Oak. 
  • White Ash. 
  • Black Ash. 
  • Grey 

Usually, choosing a non-white uPVC board will be difficult to match up with your existing doors and windows. Unless you’re building a new house, you’ll probably buy the uPVC doors, windows and fascias from different suppliers. Meaning that each brand’s colours will be unique to them. For example, Company X’s Irish Oak will probably be a different shade to Company Y’s Irish Oak. So it’s probably better if you choose something safe like ‘White’. 

Apart from colour matching, uPVC has standard dimensions so brands are interchangeable. They are all easy to cut and install, and all use the same stainless steel fixing nails and screws. 

Of course, if you don’t want to use uPVC you can always choose real wood or manufactured wood board. In which case, they’ll need regular repainting using the colour of your choice and eventually will need repairing when the wood rots.

UK Roofing Regulations & Planning Permissions 

You don’t normally need Planning Permission when replacing or painting fascia and soffits. However, things are different if you live in a listed building or a designated area (conservation area, area of outstanding natural beauty or national park).   You must then consult the local authority to see if there are any restrictions you should follow. 

You don’t have to follow Building Regulations when repairing fascias either. But, if you replace the boards, you must allow for any ventilation to the roof space. Without vents, the roofspace will experience damp rot caused by condensation on the roofing timbers. If the existing roof already has ventilation, then make sure you maintain or exceed the amount of ventilation, by fitting new vents. 

If you’re building a new extension don’t let the new fascia boards overhang the boundary to your neighbour’s property. Similarly, consider the Party Wall Act 1996 if your fascia joins onto your neighbour’s.

Fascias and Soffits Cost FAQ 

Can you put new soffits over old? 

Yes, you can. You can either cover existing soffits with wooden ones or with uPVC. However, you must always make sure you aren’t covering rotten wood and that the fixings go into sound timber. 

When should I replace my soffits and fascias? 

Look out for some tell-tale signs in your existing house fascias and soffits.  

  • Soft, spongey patches in the existing wood suggest that you have rotten wood. 
  • Flaking and cracked paint indicates that the boards are getting old and you aren’t keeping them maintained. 
  • See if there’s evidence of rodents, birds or insects making a home in your loft. They can get through the smallest of holes.  
  • If you have existing asbestos soffits, they will crack with age. You must hire a specialist contractor to remove them before you install new ones. 
  • If you see water or damp patches in the roof space, you know that something is leaking and needs attention. Check the fascias first. 
  • Check you have adequate ventilation to the roof space. 

How thick should soffits be? 

Whereas fascia boards are traditionally about 17mm to 25mm thick, soffits are about 12mm thick. They used to be made from plywood, solid timber or asbestos cement board. Nowadays, they are usually made from plywood or uPVC.  

What causes soffit damage? 

Usually, most damage occurs through exposure to sun and rain. These factors eventually crack the paint and allow the elements to damage the wood beneath. This causes wet or dry rot. Insects and rodents also cause damage by gnawing and burrowing which accelerates existing damage. Even uPVC soffits can become damaged by the continual expansion and contraction of warm and cold weather. However, uPVC won’t rot or deteriorate like timber.  

How long do wooden fascias last? 

That depends on the condition and type of timber used in the original installation and also how well you’ve looked after them over the years. Well installed and maintained wooden fascia can last for up to 20 or 30 years, before they start deteriorating. Although some might need replacing within 5 to 10 years. 

Why do fascia boards rot? 

Fascia boards are one of the most likely areas on a house to rot. This is because their location just at the roofline means they are continually being exposed to all kinds of weather. Eventually, cracked paint allows water into the underlying timber. This allows insects and rodents access to gnaw away at their natural food store.  Once the cycle starts, it’s very difficult to stop and eventually you’ll end up replacing the deteriorating fascia boards

In April 2022 we contacted 9 roofline installers from various locations around the UK and asked them how much they charge to remove the old boards and guttering and replace them with new PVCu.

Based on the prices we were given for our property which has 40 linear metres of roofline, the average price per linear metre was:

  • Access equipment.
  • Removal and disposal of the old roofline boards and gutters etc.
  • The supply and installation of new PVCu boards, guttering, fixings and ancillary products etc.
  • All labour.
  • VAT, if charged.

Do bear in mind that we gathered prices from installers up and down the country and also smaller and larger firms. This is just an average price, consumers may pay more in London if they choose a national installer or they may pay less if they live in the north and use the services of a local “one man” tradesperson.

The prices displayed on this page are for white boards and guttering in either white, black or brown.

Brown fascia and soffit boards cost more than white boards – the boards have a laminate finish on the surface which adds to the cost. Also, these boards are less popular so due to the economics of scale, they cost more to produce.

Our research in 2022 revealed that you’ll pay between 15% and 25% more for a roofline installation with brown or black boards compared to white boards.

Extra Costs You May Need to Budget For

Below is a list of five optional extras that will incur additional costs:

Replace the cement – gables, valleys and roof ridges are where cement is located and if it’s in poor condition, it should be replaced at extra cost.

Asbestos removal – some soffit boards installed before 1990 may contain asbestos and will cost more to remove and dispose of.

Blocked drains – blockages underground mean that your new gutters may overflow. Pipe flushing is both quick and cheap but a more serious blockage could result in a new pipe and/or soakaway being installed at extra cost.

Leaf guards and filters – these prevent leaves and other bits of debris from entering the gutters. These are an optional extra but worth considering if you have a lot of overhanging trees close to your roof.

Woodgrain effect coloured boards – Mahogany and Rosewood woodgrain effect coloured boards cost more than plain white ones. Expect to pay 15% to 25% if you choose these boards instead of white boards.

Fascia and Soffit Works Schedule

Below is a works schedule that reveals the steps installers take when replacing these roofline boards and gutters:

Scaffold – most installers will have their own access equipment, this is usually an access tower that can be easily erected to the height of the roof. Boards and handrails can be used to extend the platform over obstacles such as conservatories. On rare occasions, perhaps due to an inaccessible area that is too high or above a public footpath, a scaffold company may be brought in to erect more heavy-duty equipment at extra cost.

Remove the existing boards and gutters – we feel the best approach is to fully remove the existing boards rather than “over-cladding” on top of them, although in some circumstances that approach would be acceptable; for example, if the existing boards are fairly new or in excellent condition.

Replace rot – the rafters are a structural part of the roof and responsible for supporting the entire roof above. The lower part of the rafter is often exposed to the elements and any rot should be cut off and replaced. As a general rule of thumb; if your existing fascia boards are showing signs of rot, there is a good chance of at least some rot spreading to the rafter feet.

Fitting the boards – the soffits, bargeboards and fascias are secured to the rafters with stainless steel nails that will never rot or degrade. These boards come in 5-metre lengths and are joined with a special cover strip that leaves an allowance for thermal expansion.

Guttering – the gutters are always installed at a slight angle so rainwater flows into the outlets and vertical pipes that carry the water to ground level. The bracket spacing is also important as too far apart and the gutter may sag during heavy rainfall or snow. We feel a good limit is 800mm although many installers choose 1000mm spacings. All joints and outlets should also be held in place with screws to prevent thermal movement.

Vents and eaves – vents help to reduce or prevent condensation in the loft, there are several options to choose from; some visible and some hidden behind the gutter. Eaves felt overlaps into the guttering and should always be replaced as the existing felt will mostly be rotten at this exposed part of the roof.

Waste disposal – there is a lot of waste from a typical roofline installation, your installer will probably need one trip to a waste disposal or in some cases, they may hire a skip.

How Long Does the Work Take?

A single person working alone will fit around 10 metres per day including erecting and dismantling the access towers.

A team of two people can achieve up to 15 metres per day.

Some houses, such as those with lots of small gables, multiple elevations or other unusual features, may take longer.

Additional time is needed for a site survey to take measurements and also time to collect the materials from a supplier and unload them.

Some roof tiles are bedded into cement, if these need to be replaced it will add time and cost to the project.

Low-level work such as porches, garages and ground floor extensions are quicker to complete as less scaffold is required:

Asbestos – How Common Is It?

Some soffit boards manufactured prior to the early 1990s contain a small amount of Asbestos.

This Asbestos is contained within cement and is manufactured into a sturdy board that’ll never rot and has a long lifespan.

There are millions of houses in the United Kingdom that have Asbestos soffits secured to their roofline. It is generally considered safe if left alone but poses a significant risk if:

  • it’s sanded prior to painting.
  • it’s drilled, perhaps to secure a light in place or for a cable.
  • removed and broken up into smaller pieces without adequate provisions

Should Old Fascia and Soffit Boards be Removed or “Capped/Overclad”?

In most cases, it’s best to fully remove the old roofline boards and this is the most common practice.

There are, however, a few exceptions when it’s best to leave the boards in place and fix new boards directly on top of them:

  • if the original roof rafters are so flimsy and the timber fascia is acting as a structural support to the eaves area, then it should be left in place.
  • if removing Asbestos soffits is likely to produce a lot of dust and would be costly, you could leave them in place and overclad them. This is known as Asbestos encapsulation.
  • some soffit boards are secured directly to the ceiling plaster and while this is unusual, removing the soffits could damage the ceiling.

Why Do Brown Boards Cost More?

These boards are actually white but they have a coloured and textured laminate adhered to the surface.
This additional process increases the cost of the boards and other materials.
The labour cost to install the boards is the same regardless of the colour.

Should the Old Timber Boards be Removed or Capped Over?

Capping or “overcladding” leaves the existing boards in place. The work can be completed in a fraction of the time compared to a full replacement. Also, thinner boards are used resulting in more savings. This type of procedure should only be considered if the existing boards are in good condition.

I have received a quote that is much higher or lower, what gives?

We have done our best to explore the costs involved with replacing roofline boards and gutters but have estimated the net profit margins any company would be looking to make.

How much your company charges will depend on their overheads and how many staff they have. middle management and office staff along with sales people can add considerable running costs to any business, so expect a larger “national” company to charge more than we have suggested.

By the same token, a smaller firm with fewer overheads may charge less. Also, firms operating below the VAT threshold do not need to charge this tax.

Tell me more about Asbestos

Asbestos is never used in fascias which are usually timber or plastic but was once used in the manufacturing of soffit boards.

These boards can be safely overcladded provided the material is not disturbed.

To completely remove them, a licensed asbestos remover should be used.

Due to the sheer number of houses with asbestos soffits, there are several roofline installers who are licensed to remove the boards and we believe they would be cheaper than a general Asbestos remover.

What are the Supply Costs of Soffits & Fascias?

The focus of this section is specifically the average cost for the various supplies required for new soffits and fascias, as if you were to purchase directly from a retailer. The supply price of soffits and fascias are a key price component of the total cost.

The cost estimates discussed below are based on the approximate costs for flat fascia and soffit boards. Vented and hollow soffits and ogee style and bull nosed fascias are examples of alternate types of boards which have their own price ranges.

Timber Fascia Board Prices

A timber fascia board will cost you around £5 to £10 per metre while a timber soffit board is probably going to set you back somewhere in the range of £5 to £8 for each metre.

Aluminium Fascia Board Prices

For an aluminium fascia board, it’s likely to cost around £15 to £50 per metre and for aluminium soffits, you’re looking at paying about £10 to £40 per metre.

uPVC Fascia Board Prices

For a uPVC fascia board, it will likely cost about £4 to £12 per metre in length. To purchase a uPVC soffit board, will cost around £2 to £8 per metre.

Steel Fascia Board Prices

The cost of a steel fascia board may range from £8 to £35 per metre while a steel soffit board will probably cost about £18 to £35 for each metre.

What are the Additional Costs of Soffits & Fascias?

You may choose to have additional jobs undertaken after your soffits & fascias have been replaced. For this section, we will look at the costs of possible additional jobs such as having a drain unblocked and replacing cement work.

Cost of Scaffolding

Hiring scaffolding in order for the work to be complete will cost you around £600 to £800.

Waste Disposal Cost

Waste disposal costs will depend heavily on how much waste needs to be disposed of. On average, the cost may come to around £50 to £200.

Blocked Drain Cost

The cost of having a drain unblocked will vary depending on what actions are needed to remove the blockage. Drain rodding will probably cost about £60 to £100, drain jetting will be priced at around £150 to £200 while to have both tasks undertaken will cost you roughly £180 to £220.

Replacing Cement Work

If you wish to have small cement work replacements on your roof, it is probably going to cost you about £150 to £300. If you need to have around 10 metres of roof ridge tiles replaced it’s likely to stand at about £250 to £600. To have cracked mortar on ridge tiles repointed may cost around £125 to £250 for an average semi-detached house.

Gutter Guards Cost

The cost of having gutter guards installed will vary depending on the guard type and whether or not it will need scaffolding. A hedgehog guard is going to set you back about £200 to £300 without scaffolding or roughly £400 to £600 with scaffolding.

A mesh guard without the use of scaffolding will cost between £150 and £250 while the price for this type of guard rises to around £350 to £550 with scaffolding.

You may need to replace your guttering entirely if it’s old too.

Tradesmen Costs for Replacing Soffits & Fascias

For this section, we’re going to look at the labour and installation costs involved in having soffits & fascias replaced based on different house types or given parts of a house. Tradesmen costs exclude the supply and material costs.

We will look at the labour costs for replacing soffits & fascias on a small, medium and large terraced house, semi-detached house, detached house, garage and a small and large porch. To have fascias and soffits replaced on a terraced house is likely to cost about £230 to £300 in terms of the labour costs.

For a semi-detached house, the labour costs are likely to be around £400 to £520. The labour/installation costs will end up about £600 to £720 for a small detached house, £800 to £880 for a medium detached house and £930 to £1040 for a large detached house. For a garage, the labour costs should end up around £160 to £230, for a small porch about £50 to £70 and around £80 to £100 for a large porch.

How Long Does It Take to Replace Soffits & Fascias?

The table below shows the different durations it takes to replace soffits & fascias for various house sizes and different parts of a house, namely a porch and garage. After the table, we look at the various factors that may influence the duration of a soffits & fascias replacement job. As you can see, the house types discussed below are the same as in previous sections.

The length of time it takes for such replacement work to be complete can depend on factors such as the size of the house, type of house, ease of access to the soffits & fascias and the type of soffits & fascias you wish to have installed.

Types of Soffits & Fascias

We will now discuss the different types of soffits & fascias in more detail. In each of the subsections below we will look at the costs of each type, when they might be used as well as lay out their pros and cons.

The labour costs in each case will be about £20 to £30 per hour with a two-hour minimum charge likely to be incurred.

Timber Fascias & Soffits Cost

Timber soffits and fascias are wooden based and are often used for their visual appeal and may be used in regions with less rain and humidity as they would be less at risk of rotting in such environments.

A timber fascia board will cost you around £5 to £10 per metre while a timber soffit board is probably going to set you back somewhere in the range of £5 to £8.

Aluminium soffits & fascias are particularly tough and ductile metallic installations. Aluminium soffits & fascias might be installed in a region where a person is expecting plenty of rain. They would not be a good option if a house needs particularly strong insulation as they are a poor insulator.

Aluminium soffits will cost about £10 to £40 per metre while aluminium fascia boards will come with a charge of around £15 to £50 per metre.

uPVC Fascias & Soffits Cost

Unplasticised Polyvinyl Chloride (uPVC) soffits & fascias are low-maintenance and plastic-based. These may be installed to reduce costs such as when replacing old soffits & fascias. uPVC soffits & fascias might also be used when a homeowner is seeking a low-maintenance option.

We will now look at the uPVC soffits and fascias cost. The plastic soffit price in this case will be around £2 to £8 per metre with the fascia board of the same material costing around £4 to £12 per metre making them particularly cheap.

Steel Fascias & Soffits Cost

Another metallic form of soffits & fascias is based around steel, a metal with high levels of durability and thermal conductivity. It may be used due to its various benefits such as water resistance while at the same time being a cheaper metallic alternative to aluminium soffits and fascia’s.

Steel soffits will cost you around £18 to £35 per metre while steel fascia boards may cost about £8 to £35 per metre.

    Membrane roof installation: technology

    Membrane roofing is usually installed on roofs with a slight slope. Before starting work, the old roofing is inspected, and if it is in poor condition, it is dismantled. The floor on which the membranes will be laid is repaired by eliminating gaps, cracks or other defects.

    Further work scheme depends on whether additional thermal insulation is required. A vapor barrier membrane is laid on the base, then one or two layers of high-density heat-insulating mats (mineral wool or extruded polystyrene foam). With the help of dense mats on flat roofs, a slope is also performed – the formation of a slope towards the edge of the roof to drain rainwater.

    On roofs with a minimum pitch, a ballast system is also used. Pebbles, gravel, crushed stone or concrete blocks are laid on top of the laid membranes. Heavy ballast fixes the coating on the base, and does not allow the wind to blow off the canvas.

If you choose a mechanical method of laying membranes, you need to take care of the integrity of the material.

  • Ballasted. This method is considered the simplest, it is mainly used if the slope does not exceed 15 degrees. First, the material is laid on the roof surface, then it is leveled and fixed along the perimeter by welding or using glue. Next, ballast is laid on top. It can be crushed stone, river pebbles or gravel. At least 50 kg of ballast must be laid per 1 square meter. Of course, the construction of such a roof must be strong in order to withstand such a load.

  • Heat welded. This method is preferred by specialists as the most technologically advanced. With the help of heat welding, the roof of the house is as reliable as possible, and its appearance is pleasing to the eye. Works are carried out using special welding equipment. Heat welding is carried out by a dry stream of hot air, the temperature of which can vary from 400 to 600 degrees. Optimum reliability of connections is ensured by the width of the welding layer from 20 to 100 mm. The result is a sealed surface of decent quality.

In principle, it is quite possible to make a membrane roof with your own hands, but in order to take into account all the nuances of a particular roof, and the coating lasts the time measured by the manufacturer, it is better to resort to the services of professionals.
