When a house becomes too small but its owners’ current needs, there’s usually two ways to deal with this problem. One is to move out and to find a new and bigger place to live, one that has all the required rooms and features.

The other solution is to build a house extension and to transform the original home into a bigger one. This option allows the owners to continue living in their beloved homes and allows them to add to it the new spaces and features that they require. Of course, the process is more complex than that so let’s check out a few house extension projects and learn more about it. 

A 1930’s house with a new glass extension

The original house that you see here was built back in the 1930s and has been a lovely home ever since. Recently its owners decided to add an extension in order to create a more family-oriented floor plan. They worked with studio Scullion Architects to make this happen. The architects came up with a design that adds a curved glass section to the house, a structure reminiscent of Victorian conservatories but with a more modern and simplified aesthetic.

The house that we’re talking about is located in a suburban area from Dublin. Its original design gives it fairly small windows compared to many of the modern homes we see today and that makes the interior seem quite dark. The owners wanted this new glass extension to help bring more natural light inside of the main house and to strengthen its connection to the outdoors. Although it’s not a big extension, it completely transforms the house.

A two-story extension for a terraced house

This is a terraced house located in London, close to a railway station on the south side of the city. A new extension was added to it recently by studio Michael Collins Architects and you can clearly tell there’s a big difference in style and overall aesthetic between the old and the new sections. The extension is a two-story structure with a very boxy look and a simple geometry. It was named The Jewellery Box referencing the fact that its simple exterior is only a cover for the beautiful and stylish interior of the house.

The project involved not only building this new extension but also renovating the interior of the existing terraced house. As a result, the floor plan has been reconfigured. On the ground floor for example, the oxidized copper extension houses the kitchen and dining areas which have been repositioned here. The upper floor which is clad in charred cedar wood contains a new bathroom and has a roof deck.

Townhouse extension with a concave green roof

Sometimes house extensions are designed to blend in with the original design as much as possible in order for the transition from old to new to be seamless. Here however the strategy was quite different. This extension was added by studio Tonkin Liu to a London townhouse and it’s nothing like the original building. For one, it has a green roof and a really unusual concave shape.

The new extension was added to the back of the existing house and its role was to add more living space as well as a work area to the main home. It also makes use of the property’s outdoor garden area which was previously not being used for much. The owners chose a contemporary aesthetic for this new section, one which contrasts greatly with the facade of the old building. They gave it this really cool roof made of layered plywood which curved and spans the entire length of the garden. It has a concave shape and there’s a big opening it in which allows the sunlight to enter the rooms below throughout the day.

A London home with a glazed extension at the back

Once again, we’re looking at a beautiful house found in London. It’s a lovely family home that has been outgrown by its owners so they decided it was time to expand. They worked with Rise Design Studio and managed to come up with a really cool and simple plan which ended up transforming the house’s entire ground floor. The extension was added to the rear of the existing house and was meant to open the interior more towards the garden and to bring more natural light in.

The contemporary and minimalist aesthetic of the new extension contrasts with the exposed brick walls of the existing house but the two styles manage to coexist harmoniously and to complement each other. The flat white walls and ceiling highlight the textured brick walls and put more emphasis on it. The extension contains the home’s new kitchen and dining area and its glazed design also lets the light get deeper into the house, transforming the entire ground floor.

A contemporary house extension with a huge pivoting door

Looking at this London house you may have noticed that it’s not just one but two different sections that stand out. That’s because the dormer window at the top had been previously refurbished and then the extension was added down below and made to match this style. The house now has two contemporary modules which contrast with its original design. The extension was added by studio Alma-nac and is rather interesting, mainly because it features a three-meter high pivoting glass door.

This oversized pivoting door is actually taller than the sloping roof of the new extension and protrudes from it introducing a series of skylights and corner windows. The main role of this extension was to add a new dining space to the house’s small ground floor area. It actually ended up having a bigger impact on the main house than planned as the existing partitions between the living room and the kitchen were also removed in order to create a larger and more open floor plan. The big glass door that we mentioned earlier helps to connect the house to the garden and to brings lots of natural light into these areas.

Modern extensions on old houses: design tips for home additions

Older houses with character are sought after by those looking for a home with charm and history. Buying and restoring an existing house, however, may not be enough for the needs of a growing family if the home lacks precious square-metres.

Expanding old houses, such as Federation cottages, Victorian terrace houses and mid-century brick homes, is often the only solution, but it can be a difficult balancing act. Modern home extension designs that respect the original footprint and of an older building require careful planning and a thorough understanding about what the extension will be used for and who will be using it.

MATCHING OR MODERN?

Extending an old house with modern materials will never be truly authentic, so there are two ways to approaching the extension: designing it in the character of the original building, or designing it in a completely contrasting style.

Although an ultra-modern extension may appear to “ruin” the appeal of the original building, there are some unexpected advantages to taking this route. For example, by contrasting old and new, changes to the building are visible to the naked eye, with old features on display, rather than mixed-up with imitation or replica pieces.

If a new extension doesn’t flow seamlessly with the original section of the house, interior designer Kristy McGregor says that one of her tops rules for renovating is to embrace quirks and make “an obvious shift in design where old meets the new.”

On the other hand, if you choose to go ahead with an extension that closely matches the style of the original home, it is a good idea to have any replica items (such as a new wrought iron screen on a Victorian terrace, or an imitation of a carved verandah post for a Federation home) stamped with the date of manufacture so they can be identified later if needed.

HOME EXTENSION COSTS

Building a house extension is not a cheap endeavour, and will require a whole host of professionals to get things done right the first time. “When you’re talking lots of dollars, you want to get a plan in mind before you hit the ground running,” says Kristy. “Not planning ahead can result in things needing to be redone and this causes you headaches and costs you money.” Basic renovation costs will include hiring an interior designer, a draftsperson, an architect, a structural engineer not to mention labour and materials.

EXTENSIONS TO HERITAGE HOMES

Depending on the area you live in, your home may be listed on the State Heritage Register. Consult your local council for advice about submitting an integrated development application, or applying to extend your home directly through the Heritage Council.

TYPES OF HOUSE EXTENSION

There are many types of house extensions that may work for your home. Building an upper storey can often be the most expensive choice, but will suit homes on a smaller plot of land.

  • ‘Up and under’ extensions are popular for Queenslander style homes and involve building extra living space beneath the house.
  • Single storey side and rear extensions
  • Garage conversions
  • Upper story addition

BEST BUILDING MATERIALS FOR EXTENSIONS

Increasing the size of your home has never been easier with the invention of strong, durable and lightweight modern materials, however, it’s important to make the most of the opportunity by adding not just room, but life to your home.

“While increasing square feet is an obvious benefit of any home addition, it should also be an opportunity to consider your block and how you live, to define the new space and redefine the entire home,” says architect and James Hardie ambassador, Joe Snell.

Despite huge advancements in building materials, including Australia’s own Premium Fibre Cement products, many of us go straight to brick when thinking of home additions.

Compared to brick, products like Matrix panels, Axon Cladding, Linea Weatherboard and Stria Cladding all provide subtle benefits to floor space. Using these products can add up to 100- 130mm additional depth at each external wall, as they have a thinner profile at approximately 130mm, with double brick and brick-veneer walls generally being 230 – 270mm thick in comparison.

Due its lightweight formulation compared to masonry, Premium Fibre Cement cladding is naturally lighter which means it is generally less expensive to create cantilevered upper levels. This gives your designs the opportunity to establish more cost-effective floor space upstairs at the same time as creating dynamic and shaded areas downstairs. The win-win is that this type of lightweight design can add to your inside-outside alfresco lifestyle.

James Hardie Axon Cladding, used for this rear extension and outdoor entertaining area, is a range of vertically grooved panels with the detail of vertical joint timber. It gives this home a Scandi-barn aesthetic and the vertical lines draw your eye up, creating a sense of height.

5 old house extension ideas to blend original with new

Many Australians are living the dream of a home that squeals original Federation or Victorian or mid- century at the front and contemporary-modern at the back. Such a set-up should always pleasantly surprise visitors with its flowing style and conveniences, and have a meeting point of old and new that’s comfortable, not jarring.

Many of our BuildHers live in original homes that they’ve extended and updated with great success. While the end results belie the challenges of such radical change, you should always bear in mind that new spaces bring design opportunities.

Here are three recently completed projects by BuildHers. We hope their gorgeous homes help you across the line of committing to a renovation and that your design journey sees you armed with a little more knowledge than before.

COTTAGE TO CONTEMPORARY “We are so proud of our BuildHer Angela,” says Kribashini of this Melbourne project’s owner.

1. Knowledge is power

Before you get started, you’ll need to think about what you are allowed to do on your site in terms of size and height, the condition of your existing home and how much work will need to be done to make it compliant with today’s building regulations. Also weigh up what is most important to you. Is it sustainability? Off-street parking? The look? The backyard? The location? Some extensions can trigger new off-street car-parking requirements, so touching base with your local council or building designer can really help you to understand exactly what your home will need.

2. Way to go: up or out

As you jump into the murky design process, questions are going to come up. Often, these are about the size of your site and the regulations that will dictate if you can go up or out, and how much. There are rules about how your home affects the properties around it and vice versa. So, this process should start with a mud map where you might like to consider your options in layout form and compare the benefits of going up or out – based on liveability, budget or a mix of both.

3. Making the levels work

Transiting between your old floor level and a new one can require steps, so it’s a good idea to think about this in the concept phase. The number of steps and the way this looks will be dictated by the falls on your site and, of course, your budget. Good placement of steps can help to demarcate the old and new parts of the home and add even more to it story.

Similarly, if you decide to go up, you can lose valuable ground- floor space to the stair landing. Also, a second-storey extension may cause you a few headaches if the design is a little outside the building code and requires more approvals from your local council. Knowing the guidelines upfront will help to avoid going back and forth and ensure that the design process of your extension is the smoothest it can possibly be.

4. Old and new

The biggest issue with an extension is whether you try and match the style of architecture in the new section to the existing home or go with a contrast. Both can work if done well and budget also plays a major role in this. Replicating the form and shapes of existing elements but in different materials, and vice versa, can be very successful. Contrasting the looks of front and back while uniting them with colour, for example (as shown right) can even make your home feel like two different dwellings, depending on whether you’re looking from the street or back fence.

Your selection of materials, the continuity of detailing and whether or not you keep existing features will all contribute to the story of your home’s history, which will be apparent as you progress through the building to the newer section – a space with a layout and flow that reflects you and your family’s life now.

5. The cost

This is a biggie. Everything hinges on how much the renovation will cost, so you will need to get a sense of the budget required before you start work. To help with this, do your research and get comfortable asking lots of questions.

Despite this, you may still not have clarity about the cost of the job until you pick a building style and receive a quote from at least one builder. Some specialise in a certain type of extension while others can custom construct whatever you have designed. If you are planning to go up, the condition of your home’s existing structure will be a major factor in the cost. An original or poorly maintained roof will need more application and, possibly, materials, so the costs can snowball. If the older part of your home isn’t properly insulated, for example, you’ll need to address this. It might be necessary to insulate the entire structure, which could mean stripping the old part back to the studs and building it back up to today’s standards.

Modern extension on an old house – can it work?

Older houses with character and history can be very popular amongst house buyers. But sometimes, working within the existing space isn’t quite enough and you might find yourself needing to add an extension for extra space. When it comes to the design, sometimes going for a pastiche look can end up making your house feel like it belongs in Disneyland! And occasionally you want to be able to bring an old house up to date with modern features. But can a modern extension work on an old house? We think so, and we’ll share with you successful examples and why they work.

1. Keep the integrity of the old house

You probably bought your home for the charm and character that comes with its history. So keep in mind when extending and renovating a house to not wash out everything that gives it its uniqueness. Typically, that would be the house’s structure, original materials or key features, such as a chimney or a door.

This stable renovation and extension picks up on the materials, in this case the use of timber, and applies them in the extension in a contemporary way.  

Similarly, this brick extension works hard at fitting in the existing house with almost identical brick with just a subtle variation of colour. In contrast, the doors and windows are clearly modern and do not try to copy the old existing sash windows.

In both cases the simplicity of the external walls and material unity allows for coherent houses and for more freedom when choosing openings.

2. Use traditional materials in a modern way

Although materials do not have to be the same throughout the house like in the previous example, using traditional materials nonetheless helps a modern extension fit into its environment and again gives more freedom when choosing more modern large windows and doors.

This Cornish cottage features large openings that clearly wouldn’t have been built 400 years ago, but the clad in stone quarried from a nearby village helps contextualise the extension and ground it with the main house.

Doing research on your house, its era, its vernacular, and the architecture of the time can help you play with materials in a meaningful way.

Clay bricks and tiles were typical in Victorian houses and could be used in many different ways, both on roofs and walls. This extension reinterprets these very traditional materials by using them on more modern sharp geometric shapes.

Often, one material can be used in many different ways. A good idea to tie a modern extension with an old house is to use the same material but in a modern way.

This extension (famous for being featured in an episode of grand designs) re-uses the same stone for the extension as a main house but with a completely different texture. It also picks up on some of the original details above the windows and copies it above the bridge linking the old and the new, giving the entire house a coherent feel.

3. Clearly separate the old from the new

Alternatively, creating a strong visual contrast between the old and the new can be a great way to let both shine in their own way. When renovating and extending this barn, the owners did not erase the marks of time on the original stone. In opposition, the new and shiny white aluminium roof almost acts as a neutral element to highlight the richness of the old farm.

Using neutral materials next to rich textures can allow you to highlight what you like the most in your old house!

In this example, the very light open steel extension is clearly very visually different from the solid stone cottage it is attached to. The extension is so contrasting with the original house it allows it to be its own element completely.

The roof shape of this extension echoes the roof of the main house with it’s shape and colour whilst creating a clear separation between what was existing and what has been added. This allows for the extension to have its own character with large glass openings and modern materials.

4. Pay attention to details and craftmanship

The best way for your extension to look timeless is to use high quality robust materials and to pay extra attention to detail. This will prevent your project from looking too dated in a decade.

Although the vaulted form of this extension doesn’t relate to the main house, the use of brick for the wall, timber on windows and doors and aluminium rain-pipes and gutter give this extension a sense that it could have been from any era.

Similarly, this unusually shaped stepped extension has been carefully crafted with attention to detail and high quality long lasting materials. This will ensure continuity and durability, allowing for the extension to age gracefully, just like the main house.

There are many ways to successfully build a modern extension on an old house, the key is understanding what makes your old house special and what you like about it, and using your extension to let it shine, either by contrast or by making an homage to it!
