How To Build Your Own Home – Before Construction Starts

The steps of building a home are as follows.
1. Decide what you want to do yourself

New Construction Starts – how to build a house
Getting to this step takes a tremendous amount of work and preparation. Weeks may have been spent going through the permitting process or years to locate the ideal lot. Regardless of the preparation stage, it is time to put the project from pen and paper onto the building site. Overall, get ready to start the home building journey.
Before we dive into the actual construction process of how to build a home by yourself, there are a few key tasks that should be done before any work begins. You should, dependent on where you live:
1. Make sure there are no trees that are sitting in the building pocket. You should make note of vegetation and natural water features you are planning on saving. Get these fenced off.
2. You should fence around your property line.
3. Order a roll-off dumpster and a portable toilet.
4. Make sure all utilities are disconnected and temporary power (as well as a source of heating if applicable) is arranged for. This can be electric heat off of your temporary power panel.
5. The most important thing to do is get a list of the required building inspections. Dependent on where you live in North America, ask your local building authority for a complete set of the required inspections. Keep this with you at all times. Missing one can lead to an exceptional high cost fix.
6. Demolition and excavation
Construction truly starts at this step as work is being performed and your lot will be altered.
If you are building an infill (with an existing home on the lot), you may have to apply for a demolition permit. This will be filled out and approved by the authority having jurisdiction before the old house is removed. In some jurisdictions, a demolition permit can be included in your building and development permits. Make sure you read through your permits and ask a building officer. Furthermore, some areas require that you test for asbestos before commencing with the demolition.
Once you are in the clear to build your own home, hire a demolition contractor to remove the existing house. This step takes between 1 to 3 days dependent on the size of the property and the material on it.
Lastly, if you had to do the demolition or not, call the survey company back in to stake out the corners of the footing and foundation walls. This will tell the demolition contractor where to excavate and how deep to make the hole. Furthermore, it will tell your plumber or service contractor where to run the underground utilities (such as sewer and water) into the home. In the end, excavation will require 1 to 4 days.
7. Pouring concrete footings and foundations, and maybe the slab
Once the excavation is complete and the underground services are in the house (easier this way), it is time to get ready for the footings and foundations. At this point in the building your own home guide, things will start to get serious in terms of labor and cost. It will also feel like you are finally building a house. All the preparation work is complete and a home will take shape.
In some places in North America, the excavation contractor will also crib the footings and foundations. Usually, you will have to hire a cribbing contractor or foundation specialist to complete this step. They will inspect the excavation, bring their own forms and pour the concrete in. They can manage this step on their own.
The cribbers may ask you if you are calling for the concrete yourself. Ultimately, this simply means that if are hiring a concrete company yourself to pour it into their forms. Most foundation specialists can use their own subcontractors. If you use theirs, make sure you compare the price of concrete you can get to the cribbers. Overall, you will Calculate how much you need in cubic feet or meters to fill their forms. If it is similar to the foundation contractor, get them to call it in and save the headache.
Note: Concrete is expensive, so with best judgement, this is the point of no return.
What to expect:
1. The excavation is complete for the footings and foundation.
2. Either the inspector comes now or after to check the dimensions of the footing forms or finished footings. The foundation contractor will forms up the footings and pour.
3. They will wait a few days until the footings are cured before starting the foundation.
4. Once the footings are striped from their forms and inspection passed, the foundations are formed and poured. While the cribbing takes place, it is a good time to get the underground utilities through the footings. They can be sleeved if going through the concrete or pass right under.
Foundations rest on top of the footings and are primarily concrete. They can also be made from cinderblocks or from insulated concrete forms.
5. The foundation wall is complete and the forms are stripped by the cribbing contractor. The exterior wall of the foundation will now need to be waterproofed up to (or slightly below) finished grade. The foundation specialist may perform this step or you may have to hire a weeping tile and drainage contractor. If this is the case, they will snap the snap ties off of the foundation wall, tar the holes, and either roll on a waterproofing membrane or an actual drainage mat. Overall, this will be along the foundation perimeter and direct water to the weeping tile. The weeping tile rests beside the footing, and will route water to a sump pit or to a storm sewer. The weeping tile is beneath the gravel in the picture below (resting beside the footing).
6. If applicable, you can run storm lines underground for your downspouts to tie into. This is the black ABS piping in the picture below.
Note: If you live in a relatively warm and dry climate, you have the option to pour the concrete slab at this time. The concrete slab is either in basement or on the main floor. If you live in a cold and wet environment, wait until the roof is complete to proceed with this step.
In order to be prepared for pouring the slab, you will need to:
1. Make sure the plumbers and electricians have roughed in pipes for bathrooms, main services, and other utilities that come through the floor. If you have in-floor radiant heating, now is the time to install the piping.
2. Check to see if your local authority has any requirements for radon testing. You may need to rough in a perforated pipe connected to an inspection terminal which penetrates the slab.
3. Once everything is installed under the slab, it is time to install a minimum of 4 inches of gravel (check your approved architectural plans). Furthermore, you should install a plastic vapour barrier which is sealed above the footing (with acoustic sealant) and place re-bar for concrete reinforcement.
Now, you can order the concrete (based on the cubic feet or meters required to give a minimum of 4 inches thick across the slab) and pour the slab. If you have a concrete garage floor, repeat the previous steps above. Check to see if your concrete contractor can provide you with their pricing as well.
Note: It is important to give your slab 5 days to properly cure and your footing and foundation 2 weeks before continuing building your own home.
8. Order framing package, windows, and start framing
Before the footings, foundation, and slab are complete, make sure you have a framing company lined up and scheduled in to build your house. At this time, you should send your architectural house plans to lumber suppliers to provide quotes for the wood. The framing package along with the framers is typically the greatest cost in a home build. The architectural house plans must be sent to window companies for quoting at this time. You will want windows ordered and on site when the framers show up. They typically install all of the windows.
Dependent on where you live, the lumber company can provide you with the material for trusses, joists, and decks if applicable. Furthermore, your jurisdiction may require engineered drawings of the trusses, joists and beams. These companies should provide you with these as well.
Now, with the concrete work done, you will see your house take shape. The framing contractors will arrive once the lumber shows up to begin installing the floor. They will move up from walls to ceilings, install the secondary stories and finish off with exterior sheathing and roof. Overall, this step range in time from 2 to 4 weeks. The steps to frame a house out of wood are as follows.
Framing:
1. The lumber is ordered and on site.
2. The framers begins by capping the main floor. They anchor the main floor to the top of the foundation.
3. Next comes the house walls, ceilings, and then the roof. Once this is complete, it is said that the skeleton of the home is finished. Rough openings are framed in the walls and ceilings for doors, windows and skylights. It is the general contractors responsibility to provide the framers with these measurements. If a fireplace is being installed, provide them with the rough in guides.
4. The home will be sheathed with OSB or plywood. Furthermore, a waterproof wrap may be applied as well.
5. Lastly, the framer will either install the permanent stairs or install temporary ones. If you chose to get custom stairs, make sure you let the framing contractor know.
Note: It is very important to ask the plumbing, HVAC, and electrical contractor if they need anything done by the framer. An extra large pipe chase may be required for example to accommodate ducts and piping.
9. Install the roof and the siding
With the framing complete, the roofing and siding company can start their work. Having them commence right away will make sure that rain and water won’t damage the internal parts of the home. It will prevent dampness on the wood and mitigate the chance for mould on non pressure treated wood. The plumbers, electricians, and HVAC companies can start at this point as well (10).
Dependent on the type of siding and roofing material you pick, make sure you know the positives and negatives of each. Furthermore, the cost of the material and labor varies. Pick a product that fits your budget while aesthetically improves the curb appeal of your home. The above links highlight the positives and negatives of the most common material.
Note: With different roofing and siding products, the preparation, cost, and installation vary. Make sure the contractors provide 10 year warranty and will installing the appropriate flashings on the exterior. Overall, have to look to make sure flashings are on the roof, above doors and around windows.
Finally, if you require stone on the exterior or have a brick fireplace, hire a mason to complete this work before other siding takes place.
10. Start to rough in plumbing, electrical, and HVAC
When building a new home on your own, you will have to pick out the plumbing and electrical fixtures. Normally, the home owner decides on a the items and gets the general contractor to forward them along to the plumbing and electrical contractor. However, since you are building your own home, you must decide on the fixtures yourself and forward the specifications to the trades. You will need to drop off the rough in items (such as fibreglass tubs and showers) for installation. Plumbing:

2. They rough-in the drainage piping, water lines, and install fixtures after the house is framed. These fixtures include fibreglass showers and bathtubs.
3. Plumbers install the final fixtures after tile, countertops and finished carpentry is in. These include toilets, sinks, and some appliances. The mechanical room is usually finished at this time.
At the same time as the rough-in plumbing proceeds, electrical and HVAC installation can start. Electrical costs should be significantly lower than the plumbing. However, it is important to note that this cost is dependent on the lighting you pick. Furthermore, as the rough-in plumbing, electrical and HVAC is considered the guts of a house, it is important to note that you shouldn’t be afraid of the highest quote. A professional and highly reputable company can potentially save you from headache and trouble in the future.
Electrical and HVAC
1. Electricians bring the electrical service into the house. It can also come in from the outside later down the road. This would be an above grade penetration.
2. Electrical and HVAC rough-in progresses by pulling wire for lights, switches, internet, phone and sound. The wires stem from the electrical panels’ location. The HVAC contractor hired to install heating and airflow ducts through the house at this time. He installs the furnace (or heating unit) and can rough in for an air conditioner. The ducts will branch from the mechanical room and run throughout the home. This is done after the framing is complete.
3. Both contractors come back to install the final cover plates, supply and return duct covers/grills and the light fixtures. The equipment for the entire home will be operational at this point.
Note: Remember to follow the local jurisdiction inspection sheet that lists the required inspections. There is a rough in plumbing, electrical, and HVAC inspection that needs to be completed by the local authority.
The HVAC, electrical, and plumbing rough in should take 2 to 3 weeks.
11. Insulation then drywall
Insulation:
As a do it yourself home builder, this is a good time for you to save on some labor costs. If time permits, you should take this easy opportunity to insulate the house. This can be done by buying batts of fibreglass (pink) insulation and filling the exterior wall spaces, the rim joists and the attic. You may have to add an air/vapour barrier by putting plastic sheets on the inside of exterior walls. It is stapled on, and acoustic sealed along the seam. Furthermore, if you want to increase the insulation value of your home for energy efficient reasons, I highly recommend hiring a spray foam insulation company to complete this step for you. This will eliminate the need for installing a vapour barrier as well. Spray foam insulation is roughly double the cost of batt installed fibreglass. Lastly, insulating is done after the rough in’s are complete and the inspections are passed.
Note: Determine if you want to fireproof and soundproof your home at this step. If you decide to, ROXUL insulation (green mineral wool) will be placed in the floor joists and interior walls. An insulation inspection is sometimes done at this point.
Note: Adding ROXUL to fireproof your interior walls and floor space can lower the cost of house insurace. Check with your insurance provider if this is the case.
Drywall:
The costs of drywall can vary considerably. This is dependent on the level of finish (4 or 5 typically) you choose, if rounded corners are added into the build, and if you create coffered ceilings. Therefore, make sure you get quotes from a few companies. Drywalling is probably the third biggest cost in a home build.
Next, it is important to read reviews and ask other builders for companies they recommend. As a person who is following the steps to build a house, remember that you will be surrounded by their finished product at all times. Take the time when building your own home to make sure the drywall contractor is reputable.
1. The drywall contractor comes to the home and unloads the drywall throughout the house. Make sure it is spread out so it does not warp any of the joists.
2. Drywall is installed on the walls and ceilings. Walls that get tiled can also be drywalled. If there is a tiled shower, make sure the drywall is water resistant.
3. The contractor begins taping and mudding. They will do 2 to 4 coats with sanding in between. This is dependent on the level of finish you choose. I recommend that there should be 3 coats at a minimum.
4. Lastly, after the taping and mudding is complete, the painter will begin. Drywalling with taping and mudding can take 2 to 3 weeks.
12. Painting
Once the drywall is complete when building a home, you can begin painting. The first step is for the painter is to prime the interior walls and ceilings. This is done with spraying equipment and will happen in a day. You should make sure at this point to get the painting contractor to check the drywall joints. If there are some rough patches, they will sand it down or get the tapers to come back and fix the issue. Overall, this is a very important to do.
After the priming is complete, the finished carpenter will come for the first time. This contractor will install trim mouldings, casings, crows, and other finishes (such as shiplap walls) before the painter comes back. Closets and bathroom shelving made from MDF needs to be done at this point. Overall, the finished carpenter will wait to install the doors, baseboards, and finishing trim until the painter is complete. Finally, the doors and baseboards should be left on site to be painted.
Dependent on your painter, you may be able to start installing cabinets and counters at this time. It is a good idea to coordinate with the carpenter, painter, and the cabinet contractor to determine how you will complete these steps. This is how you can maximize time efficiency and lower holding costs.
13. Cabinets, countertops and start of finished carpentry
As stated before, some of the finished carpentry work must start before painting is complete. The finished carpenter starts after priming. Cabinets and countertops in my opinion should start after the painting is 100 percent complete to avoid damage. As a guide to homebuilding, you have the option to choose either or. Here are the steps for finished carpentry, cabinets and countertops.
1. After the painter finishes his priming, the finished carpenter shows up on site. Once you determine the types of casings, crowns, and mouldings, you will have to get them to the property.
2. The finished carpenter at this time will install the crowns, door and window casings. Furthermore, trims, headers and decorative features will be installed as well. The finished carpenter will leave the baseboards and the doors on site to be painted. If shelving or closets are made out of MDF, these must be completed by the carpenter.
3. The painter finishes the painting.
4. Cabinets and countertops should be installed at this point.
5. Next, the finished carpenter comes back to install the baseboards, hang doors and put on the finishing trim. Finishing trim such as shower bars, towel rods, and robe hooks can wait until the tile is complete.
The finished carpenter will take 1 to 2 weeks for the initial installation. Lastly, the final will take roughly 1 week.
Cabinets and Countertops; the final stairs can be installed as well.
The cabinets and countertop should be ordered before the finished carpenter begins. The kitchen and bathroom cabinets are made from specialty cabinet companies and may cut the countertops as well. Furthermore, some finished carpenters can make the cabinets themselves. Regardless, it is important to note that the cost of this step can vary significantly. For example, real wood cabinets compared to melamine can easily be double the cost. Granite and quartz counters compared to laminated material can cost upwards of 5 times the cost. Do your homework at this step by making sure that you stay within your budget.
Lastly, if you have finished stairs specifically ordered, they should be installed before the flooring comes in.
14. Install Tile
As a step by step guide to building your own house in North America, the chronological order of the previous steps should be followed for maximum efficiency. At this point, tile and flooring can happen simultaneously in any order. The flooring could be tile or there may be no tile at all. Regardless, tile will most probably take place in bathrooms, walk in showers, feature walls, back splashes in kitchens and around sinks. It can also be used for the floor. The timeframe for tiling a house can drastically vary. It’s completely dependent on how much tile you choose to do.
Here are the general steps for tiling a home.
1. The tile arrives on site. It should be spread out around the home as it is very heavy and can alter the joists.
2. Next, the tiling contractor waterproofs tiled showers by either rolling on a tar like compound or using a membrane.
3. If the floor is being tiled, get the finished carpenter to install a subfloor. This will prevent the tile from cracking later down the road.
4. The contractor starts installing the actual tile throughout the house. They put down mortar, place the tile, and let it dry. They will do the backsplash at this time.
5. After the tile is complete and the mortar has hardened, they will wash the excess mortar and install the grout. The grout will be between each tile and the color is chosen by the homeowner (like the tile).
6. The tiling company comes back to clean off excess grout and puts a waterproof sealant on the floors.
15. Flooring
With the interior of your home close to completion, there are a few tasks that still need to be done. One of this is the flooring.
If you haven’t installed tile throughout your entire house, you can now choose your flooring material. The most common types of flooring material ranging from lowest to highest cost is; Carpet, linoleum, laminate, vinyl, and hardwood. Dependent on which material you choose, the installation process will vary. Regardless, you should clean the subfloor before the subcontractor begins and make sure they level it out.
If you have time on your hands and are relatively handy, this is good place to save on labor costs by doing it yourself.
16. Finished plumbing fixtures and electrical/lighting
Once again, the plumbers and electricians come for the final time. They install lights, switch plates, plumbing fixtures and other miscellaneous items. Get both to come at the same time to maximize efficiency and lower costs. Furthermore, call the HVAC contractor to come install grill covers, thermostats and hook up HRV’s and heat sources. Humidifiers can be installed at this point.
Basically, everything that is unfinished in your home (other than appliances) will be completed now.
This step should take 1 week.
17. Appliances
After following this step by step guide for how to build a house on your own, you have finally arrived at the end of the interior work. Lastly, you will wrap up the inside by installing the appliances. This can be done by the homeowner, the plumber or the electrician.
Note: Appliances should be ordered before drywalling begins. You should give the specifications of each appliance to the plumber, electrician, and HVAC contractor at the time of rough-in. Ultimately, this will make sure nothing gets missed. Don’t forget about the gas fireplaces as well.
Once the appliances are in you are ready for the final clean of the home. You can do it yourself or hire a cleaning contractor. This step is a ton of work, but can be minimized with a constant site cleaning throughout the build.
Expect the install of the appliances and site cleaning to take 1 week.
18. Landscaping and Driveways
Once the appliances are in and the interior is finished, you are ready to landscape and finish the driveway. You can do the landscaping yourself or hire a contractor to do the work. It is important to remember that by spending the money to get your yard professionally designed, you can drastically increase the value of your home by increasing the curb appeal. At the same time, you will hire a finished concrete company to form and pour the driveway. If you have custom steps or porches, complete these at this time. The 3 most common types of concrete to choose from are:
1. Standard concrete (least expensive)
2. Exposed aggregate (second)
3. Stamped (most expensive)
Dependent on your budget, these are the three most common types of concrete used for driveways, steps and porches.
Note: Front and back steps along with porches can be precast at a facility (at the time of framing) or poured in place.
The finished concrete company will prep the area, form up the driveway, and pour the concrete.
Note: Don’t forget to sleeve underneath the driveway (with a pipe). You may want to add landscaping lighting and an irrigation system later down the road.
Final to do list for home building
With the interior and exterior of the new home finally complete, it is safe to say that you have learnt to build your own home. The first house you build is always the most challenging. Most people at this time will be working multiple jobs, have to find their own financing and deal with new trades for the first time. Before the house is completely wrapped up, you will have to:
1. Remove the dumpster and potable toilet off the site
2. Call for final inspections. This will also include a final building inspection which grants occupancy for house. Review the inspection list you have noted.
3. If the house is for yourself, you are done. Make sure you have no outstanding items to do with your jurisdiction and all the trades are paid appropriately. If you have financed the build through a lender, make sure they receive copies of the building occupancy. You can now get a mortgage.
4. If the house is built for a client, friend or family member, make sure you walk them through the home and explain how everything works. Ultimately, you want to make sure that they are satisfied with the job. You have completed the steps for building your own home. This is how to build a house yourself.

Las Vegas real estate agent Daryl Hanna, a 17-year veteran of the industry, says that the savings can be big for an owner-builder.
“In Las Vegas, most builds are going to be on the higher end cost-wise, but you can still save a lot of money if you build it yourself,” he says. “The biggest savings is not having to hire a contractor to sub all the work out for you; you can sub it out yourself.”
Hanna says most of the builds he’s seen are by people who already have extensive experience in the construction industry — contractors who want to build their own place, or carpenters who know they can do a lot of the work themselves. “You can save 40% to 50% on building costs as an owner-builder,” he says, “but it’s also important that you know what you’re doing, as mistakes can end up costing you more than if you’d hired someone to do the build.”
We took a look at some of the different options out there for the cheapest ways to build, consulting with real estate experts and experienced builders. We also provided case studies of four different home builders who built four different types of homes.
From exploring the tiny house movement to taking on the role of being your own contractor, each case study shows some interesting and innovative ways to build a home without breaking the bank.

Is it cheaper to build or buy?
According to Arizona agent Gretchen Slaughter, who has more than nine years of experience in real estate and works with 69% more single-family homes than other agents in her region, the answer is subject to a lot of different factors.
“That’s kind of a tricky question,” she says. “It depends on your area and what’s included in the builder’s package. New construction might seem less expensive — but if, for example, it doesn’t include landscaping, and that’s something you have to do yourself after closing, that can be expensive. A preowned home already has all that.”
Buying an existing house does have its advantages, that said. Not only are things like landscaping usually already in place, but your timeline tends to be much quicker.
Depending on inspections and contingencies, a standard home closing takes around 30 days — as opposed to a new build, which can take upward of six months, more if you end up on a builder’s waiting list. If you need to get into a place right away, it might make more sense to buy a preowned home.
Buying an existing house could be less expensive than building new if you can find a deal on a fixer-upper and put in some sweat equity. Keep in mind, however, that renovating a pre-owned home can also mean the headache of ending up with a house that needs more work (and will cost more in repairs) than originally anticipated.
New builds offer buyers what can be some heady incentives, such as being able to select your floor plan and pick out features like countertops and lighting, which provides a feeling of control over the final product.

Cheapest types of houses to build
When building a house inexpensively, thinking outside that traditional box of a 2,000-square-foot, three-bedroom, two-bath home with a standard builder’s package can be a potential way to reduce costs.
There are a lot of different housing options available these days, and being open to different types of builds might mean big savings.
Tiny homes: $135,000 to $150,000
Tiny homes have become incredibly popular in recent years, partly thanks to HGTV, but also because people are looking to find ways to own a home without being house-poor.
At Tiny Home Connection in Colorado, company president Ryan McCue and Sales & Marketing director Jason Hendel both agree that the tiny home movement is very strong right now.
“People no longer want to be chained to a job and mortgage for 30 years,” says McCue. “They like the idea of getting into a smaller space, and not having so much house to maintain and upkeep.”
While a tiny house is likely to be less expensive than a larger house, rising materials and labor costs mean they aren’t necessarily the cheapest option. McCue says that their tiny homes can vary in price by quite a bit, but they average between $325 and $350 per square foot.
“Based on building requirements in Colorado, the smallest minimum square footage allowed for a tiny house on a foundation is 400 square feet,” he explains. “We do a lot of homes that range from 400 to 800 square feet.”

Shipping container homes: $25,000 to $40,000 per container
Shipping container homes have become a popular option for people looking to build a unique house at an affordable cost.
The containers themselves are cheap, ranging between $3,000 and $5,000, depending on condition. Container homes can also be constructed fairly quickly, and you can combine them to make a full-size house.
Despite the low initial price tag, costs can add up quickly. You’ll need to pay to have the container(s) delivered, as well as for the land you’re building on, lumber and materials for the interior, and utilities such as electrical and plumbing.
Containers are also built to be airtight, so a ventilation system of some kind is a must.
Estimated cost to build a container home: $25,000 to $40,000 per container
Modular homes: $180,000 to $360,000
Modular homes are constructed in sections or modules; once complete, they are transported to their permanent site and assembled atop a poured foundation.
No longer the flimsy prefab houses of 30 years ago, today’s modular homes are usually well-built and high quality, with a wide range of floor plans and styles. A modular house is often less expensive than a site-built house because construction is streamlined and their manufacturers can buy supplies in bulk, not to mention being more energy-efficient.
HomeAdvisor lists the cost to build a modular home as ranging from between $100 and $200 per square foot, which doesn’t include any of the other things required to complete the house. You’ll also need a foundation, land to put that foundation on, utilities set up, and a contractor if you aren’t skilled in building yourself.
Estimated cost to build a modular home: $180,000 to $360,000
Prefab kits: $8,500 to $150,000
Prefab house or cabin kits, in which all the needed materials are delivered to your door, have become a popular way for DIY-ers to build without having to purchase supplies piece by piece. You might’ve even seen some of these kits on Amazon!
The kits include pre-cut lumber, are usually at least partially assembled, and come with instructions on how to build them. They can be customized to suit individual needs, with sizes that range from truly tiny to well over 1,000 square feet.
Prices are customizable, too, ranging anywhere from $30 per square foot to $150 or more. So the amount you spend is really up to you.
Like a modular home, those square footage costs don’t include your land, foundation, or utilities — and although some companies, like prefab kit company Shelter-Kit, say they design for amateur assembly with assistance, unless you’ve got some building experience, kit houses aren’t necessarily easy to put together.

Hire a contractor or DIY?
Being your own contractor can be a great way to save when it comes to building on the cheap. But if you don’t know what you’re doing, it can also end up being more expensive.
Mistakes in the world of construction can be costly, not to mention the extra time it takes to go back and fix errors.
If you’ve never built a house before, hiring a contractor might be the way to go. Or, you can still partially be your own builder, completing some of the more basic work yourself, and hire subcontractors for specialized work, such as electrical and plumbing.
Going through a builder who has new construction homes for sale is also an option, and while it’s not always the least expensive, it can be more streamlined than building on your own — and you’ll know upfront exactly what you’re getting, and won’t have to worry about things like buying land to build on and bringing utilities to your property.

How to save money when building
McCue says that saving money when building really boils down to one thing: square footage.
“Smaller square footage is the biggest way to reduce cost,” he says. “The most expensive things in a house are going to be the kitchen and bathroom, and if you can reduce that square footage, you’ll save money.”
If you’re working as your own contractor, make sure your plans keep water-using rooms in the same area, such as putting the laundry room off the bathroom. And if you go with a builder, they sometimes offer a few different levels of upgrades, so you’ll potentially be able to save some money if you stick with the standard builder’s grade rather than getting that high-end marble countertop.
Slaughter notes that buyers interested in new construction should understand that a lot of builders offer packages and that control over upgrades or floor plans might be more limited than you think.
“In our area, some of our builders have design centers where you can pick things out and do upgrades,” she says, “but others have set packages that say: this is what you get, with minimal or no upgrades allowed. There aren’t really ways with homes like that to get a reduction in cost. ”
But what about those ultra-cheap builds that we’ve seen on TV?
“One of our biggest jobs is explaining building costs to people,” says McCue. “The HGTV impact leaves people thinking they can build a house for $20,000, but those shows don’t always show everything. Often these people have materials donated to them, or get free labor from friends.”
Auburn University student housing development project Rural Studio has been able to build homes in that $20,000 range, but for an average person, this can be incredibly difficult, as trying to control labor and materials costs is nearly impossible.
“The affordability of tiny living is more about the lifestyle,” says McCue. “You’re paying less for utilities, have less stuff, and don’t have so much house to maintain.”
How others did it
While building a house for $20,000 might be a challenge, there are still ways to build a house cheaply. These four builders figured out how to be innovative when building and saved a lot of money in the process:

Case study #1: Going tiny
Shannon Black built his first tiny home with only his own construction experience to guide him.
“I’m originally from New Mexico and built three regular-sized homes while living there,” he says. “I moved to Washington when the tiny home movement was just beginning and decided to build one.”
Black chose to go with a wheeled home. He says the trailer for it was a big part of the budget, as he decided to use a trailer specifically made for tiny homes. Because the home was built on wheels, it was not subject to any required permits or inspections.
He used primarily new materials except the doors, which he purchased used, and also put in RV hookups for power, water, and sewer.
Black says there are certain building materials you shouldn’t use in a wheeled tiny home, such as drywall, because it can crack when the home is being transported, but otherwise much of the materials used are the same ones that would be part of any home build. “I used regular windows and doors,” he says. “For the most part, it had everything you’d find in a larger home.”
Black enjoyed the process so much, he decided to make a business out of it and started up Big Freedom Tiny Homes out of Bellingham. “It’s a learning process,” he says. “I’ve built 13 tiny homes so far, and with each one I keep learning.”

Case study #2: The shipping container home
Gainesville, Florida, resident Troy Rosslow thought about building a home from a shipping container for 15 years before he took the plunge. “I’d been involved in the building trade for about 25 years,” he says. “I worked in home improvement and contracting.” After changing careers to become a licensed social worker, he maintained an interest in construction and building.
He decided to build a tiny container home in the backyard of his own residence, with the intention of using it as a rental. His budget was originally $12,000, and Rosslow says the project came in at a total cost of about $16,000. “We had to do some improvements to our existing house in order to make it fit, had to clear some trees, and upgrade our existing electrical panels to be able to hook the container up to them,” he says.
The home did not require any special permits, as it is considered a temporary portable structure and isn’t attached to a foundation. “Containers are kind of unique in that way,” he says. “They are already a structure and are structurally sound, so many of the permits and inspections aren’t required.”
Rosslow says the biggest problem he found was the volume of air space within a tiny home. “We had immediate problems with humidity because when you’re in a tiny space like this, just breathing adds a lot of moisture to the air,” he says. “And containers are very tight — literally welded together — so I had to make some adjustments for that.”
With the success of his first container home, Rosslow has gone on to teach workshops to other interested builders, and he has plans to build a full-size home made from shipping containers. “My family has outgrown our current home, and I realized that using containers to build a new home would be the most cost-effective, sustainable thing I could do,” he says.
He estimates the cost for the new home, which will be approximately 3,000 square feet, to be about $150,000, not including land. “There’s no way I could build a traditional home of that size for that price,” he says. “Plus, this is a labor of love, something I’ve wanted to do forever.”

Case study #3: Off-the-grid home
In Alaska, it’s still relatively easy to get away from it all and build in a remote area. For Doug Garrison and his wife, Jeanette, building an off-grid cabin was an affordable way to have a retirement home that they loved. The couple came to Alaska from Michigan in 1982, after a stint in the military introduced them to the state.
They started spending time on the island of Seldovia, located in Alaska’s Kachemak Bay, and an opportunity came up to acquire land there. “We had friends that had a cabin on the island and we spent a lot of time there,” says Doug. “When we heard that there was a lot available, I knew I wanted it.”
Garrison realized that building might be a challenge. “I had no building experience,” he says. “I did hire a contractor to do the framing, but I did everything else myself.”
To top it off, Seldovia is only accessible by boat. The water-only access proved to be one of the most difficult aspects of the build, as getting materials over to the island was no easy task. “I had 6,000 pounds of materials brought over by barge, and everything else I transported myself on my 18-foot skiff,” says Garrison.
Their budget of $20,000 included the contractor for the framing, building materials, a heater, propane appliances, and most of the home’s furnishings. “The biggest savings on the build was simply by doing it ourselves,” he says. “If I didn’t know how to do something, I researched or asked friends for advice. I even did the electrical myself — and I’m not an electrician.”
The remote location also meant Garrison was able to avoid having to get any kind of special permits or inspections, and while he initially got a generator for his electrical power, he has since gone solar. “We’ve purchased two solar panels in the last five years,” he says. “If I had it to do over, I’d probably go 100% solar — it’s that efficient.”
His only other regret was trying to cut corners on things he shouldn’t have, such as windows. “I initially bought used windows,” he says. “They, unfortunately, didn’t last, the seals started breaking and they were drafty — so I ended up buying new ones anyway.”
Garrison says that building his cabin was a process, but was an affordable way to have a remote home that they could enjoy. “I’d advise anyone looking to build off-grid to ask lots of questions, and do as much work as you can yourself. It was a lot of work, but I also saved a lot of money.”

Case study #4: The owner-contractor build
Also in Alaska, firefighter Ben Lewis decided that the only way he was going to get the home he really wanted was to build it himself. “I started working as a carpenter when I was a senior in high school and was in the industry for 12 years before I got hired as a firefighter,” he says. “My wife and I had talked about building our own place for a long time, and I knew I could save by doing the bulk of the work myself.”
Lewis started by seeking out the perfect lot, which took some time by itself. “I found one lot I really liked, and I decided to get the soil tested before I bought it. I hired an engineer to run soil samples, which was kind of expensive, but it saved me money in the long run because as it turned out, the soil wasn’t good for building,” he says. Lewis and his wife ended up finding their lot just outside the city of Anchorage.
Lewis did the footings, foundation, and framing himself, as well as all the interior trim work and some of the flooring. “Just on the framing alone, I saved at least $40,000,” he says. “We got a bid for framing when we started that came in at $50,000, and I did it myself for about $10,000.”
He did hire an architect to create the plans, as well as subcontracting some of the more specialized work, like electrical and plumbing.
The proposed budget for the build was about $125 to $150 per square foot. Lewis says they went a bit over that — mainly because he wanted a high-quality, energy-efficient home. “I think we ended up spending closer to $175 per square foot, but that included things like in-floor heating and triple-pane windows,” explains Lewis. “If I’d hired someone else to build the home, there is no way I could’ve afforded those extras.” The finished home is right at 2,800 square feet.
Lewis recommends that anyone looking to build their own home should take their time and research the process. “We took about a year to plan our build, and the construction took about 14 months,” he says. “You should always have a buffer with your budget because costs inevitably end up being higher than you think.”
For Lewis, the satisfaction outweighs any of the difficulties that building your own home can bring. “I live in a house I built myself,” he says. “That’s the reward.”

The costs of building a new house can quickly add up to exceed your budget, making the decision to break ground on a new home build more stressful than exciting.
“There are three main factors when building a new home: budget, time and quality,” says architect Ibrahim Greenidge of BOLT Architecture in Brooklyn, N.Y. “To prioritize the budget consideration, leverage time and quality by being creative and flexible.”
Here are some real-life tips to keep costs in check while maximizing safety and quality, so you end up with the home of your dreams without breaking the bank.

Invest in Complete Plans
“It is critically important to come up with a plan first, before you hire contractors,” says Tom Kraeutler, host of The Money Pit podcast. “Changes are one of the most expensive unforeseen budget busters. So if you want to save money and have your house come out exactly how you want it to be, you need to invest in plans that you can commit to.”
Plans not only help you avoid expensive and time-consuming mistakes and changes during construction, they also give you a point of reference for soliciting contractor bids.
“A complete set of plans with detailed specifications gets you to an ‘apples to apples’ place when evaluating competing bids, making it easy to figure out which builder is actually offering the best overall price,” Kraeutler says.
Consider Downsizing
The cost of building a house has risen sharply over the past year, driven in large part by the steep rise in materials prices. Bigger houses are more expensive to build, so one simple way to maximize your budget is by limiting the size of your home. Home sizes have been trending down for years, and the average square footage is currently the smallest since 2011.
Greenidge suggests an open floor plan to make smaller interiors seem more ample. “A free-flowing design that moves seamlessly from the kitchen to the living room allows for multiple functions and a feeling of limitless space,” he says. Open plans also limit extra costs associated with interior walls, doors, hallways, wiring and plumbing.
Go Industrial
There’s a reason starving artists live in stripped-down lofts: money. This rustic industrial style is an excellent way to create a modern, edgy vibe while saving a significant amount on interior and exterior finishings. To create an aesthetic that looks purposefully rough and not simply unfinished, hire an able architect to draw up plans that are budget-conscious but livable.
Industrial design touches that are low-cost and functional include dyed concrete flooring, exposed beams or cinder blocks, metal windows and unfinished wood. This style especially lends itself to using repurposed materials.
“Many companies resell old building materials from teardowns and decommissioned buildings,” says general contractor Tim Bakke from The Plan Collection. “You may find all kinds of perfectly good materials you can use at less cost than new.”
Vet Your Contractor
“Successful project management is essential for staying on budget when building a house,” Bakke says. “Work with a reputable builder with a solid track record on completing homes of similar design and budget.”
Compare multiple bids, seek out references and be flexible about timing if the top contractors in your area can’t start your house build right away. Waiting a few months for a reliable, affordable contractor will save you more time and money in the long run than going with a more expensive and less trustworthy alternative who happens to be available now.
Repurpose Materials
With the price of framing lumber at an all-time high, repurposing or reclaiming wood as a building or finishing material has become one of the most significant ways to keep building costs down.
“Using reclaimed lumber can also be highly cost-effective,” says Kraeutler. “But be careful to buy your reclaimed lumber from a reputable supplier, because it’s important that any wood has been properly processed and treated.”
Other repurposed materials include stone or brick for interior and exterior finishings. “Used brick can be an attractive option for fireplace hearths, accent walls, porch steps or walkways,” Bakke says.
Source Your Finishings
Your contractor may not have the time or desire to comparison shop for the best prices on things like interior finishings, appliances or even windows and doors.
Although professionals can often get better prices on bulk items like framing lumber and exterior paint, with some careful sleuthing and comparison shopping, you can hunt down one-off bargains for big-ticket finishings and even snag high-quality, name-brand treasures at discounted prices.
General contractor and real estate broker Janie Coffey at The Coffey Team — Compass suggests scouring Facebook Marketplace and Craigslist; using second-hand sites like Renovation Angel that sell items pulled out of homes during renovation; contacting flippers and contractors who might let you take or pull out things on homes they are renovating; shopping at “scratch and dent” stores; and buying floor models of appliances.
DIY Where Possible (and Practical)
Labor is another significant budget line item for any new home construction, so taking a DIY approach to some parts of the build can help cap costs. “Some jobs are labor-intensive but not necessarily skill-intensive,” Bakke says. “If you are physically able and have a gung-ho mindset, then some work may be worth doing yourself.”
He lists wall sheathing and insulation with batting, installing drywall, plywood floor decking and wood flooring as jobs a handy DIYer could take on. “When it comes to those jobs requiring significant training or skills, we recommend leaving those for the experts,” he says.
Not all home builds allow for a DIY element, however. “Generally speaking, if you are an owner-builder — so you are the general contractor for the home build (the “boss” so to speak) — you can do much of the work yourself if have the proper insurance in place, including liability and builders’ risk insurance,” Bakke says.
But when working with a general contractor, Bakke says, be honest about your ability and make sure the contractor supports your involvement. “Many contractors don’t or would rather not allow a homeowner to participate for liability and workflow reasons,” he says.
Make Long-Term Investments
Spending more upfront in some areas will save you significant money down the road. Bakke says appliances and fixtures, mechanicals like heating and air-conditioning, kitchen cabinetry, flooring (especially in well-trafficked areas) and windows and doors are good long-term investments. Kraeutler also strongly recommends investing in the energy efficiency of your home, for increased comfort, lower utility bills and added value.
“For example, between fiberglass insulation or the more expensive spray foam, always spring for the spray foam,” Kraeutler says. “It’s a much better insulator, it seals and insulates at the same time and your return on investment will more than justify the higher initial cost.”
Don’t Forget Hidden Costs
Every home build budget has that mysterious “other” category among the line items which can add thousands to your final cost. Go over your budget carefully with your contractor or a trusted residential building expert to make sure you have covered all the major expenditures so your “other” category doesn’t grow so large that it derails your project.
Bakke says costs many home-build newbies overlook can run from excavation issues to accommodate a foundation to equipment rental expenses to local building code requirements.
10 Things I Wish I’d Known Before Building a House

What started as a lazy Saturday afternoon looking at model homes soon turned into a full-scale commitment to building a house. That’s how my husband and I went from a pair of looky-loos to building a home over the course of a year. Now, it’s a funny anecdote we bring up when talking with friends and family. During the process, though – that was another story. Hindsight, of course, is 20/20.
When we started our new-home build, we were naive and had all the energy in the world, but it didn’t save us from some of the pitfalls of building a home. Would I change the experience? Of course not. Would I change the number of linen closets in my home? Absolutely. After a decade of living in our custom-built home, there are definitely a few things I wish I’d known back when we were building.

Here are 10 things you can learn from my experience in the hopes your build goes a little more smoothly.
1. Your schedule is a guideline.
Our build stretched over the course of a year. Originally, however, our optimistic contractor gave us a tighter timeline, and we hoped to be done in nine months. Of course, what I thought was a hard-and-fast schedule was really a loose guideline. Bad weather, building issues, and scheduling contractors meant the timeline was out of our control. I wish I’d understood that the schedule was definitely subject to every contingency in the book. When it comes to what to know when building a house, understanding that your ideal schedule may not pan out is at the top of the list.
At 21 and 25, my husband and I were anything but seasoned. It definitely showed when designing our home; we could barely even imagine what life with kids would be like. Sure enough, however, we had three children over the space of 10 years, and things that worked for us as a child-free couple aren’t ideal now. We designed our home with “right now” in mind, but it would have been better if we’d had a 5- or 10-year perspective.
3. Finish before moving in.
This might seem like an obvious piece of advice, but when you near the end of a long build, you’re just ready to move in. Plans you had to finish the basement or landscape your backyard seem less important if they’re holding up your move-in date. But I wish we’d finished everything before moving in since those last few items literally took years to complete afterward. If you already have contractors there, it’s much easier to finish projects now than paying them to come back later. Keep your resolve and get all of those little jobs done before your first night in the home.
4. Plan for storage.
No one gets that excited to plan their storage spaces. Most of the attention goes to the master bath finishes and picking out cabinetry details. But I’d bet that if you polled homeowners, most would say they’d rather have more storage space than, say, a deeper bathtub. I wish I’d known that storage is prime real estate in a home. Planning for storage isn’t the most exciting part of the process, but it has a huge influence on your lifestyle and organization later on. Keep it in the forefront of your mind when designing and building a home.
5. Research contractors.
We hired a roofing contractor and handed over a huge deposit before he’d ever set foot on our property. Rookie mistake. He made off with the cash and we never saw or heard from him again. Looking back, we hadn’t done our homework and properly researched all of our contractors. In some cases, we got lucky, but we definitely should have asked for referrals and reviews before doing business with our contractors. It would have saved us time and money in the long run.
6. Sweat equity is king.
My husband loves to tell houseguests about me grouting our tile at nine months pregnant with our first baby. At the time, I thought it was cruel and unusual punishment, but now I’m glad for the sweat equity we put into the home. It wasn’t only a money-saving tactic; sweat equity helped move the process along faster, too. Instead of waiting for contractors to fit us into the schedule, we were able to get our hands dirty and take care of some of the work ourselves. Definitely leave some stuff to the experts (no self-plumbing, please), but don’t be afraid to pitch in and help where you can.
7. Invest in fixtures.
It was hard to know where to allocate funds when building a new home. There were plenty of trendy items I’d rather have spent money on – decorative pillows, anyone? – but in the end, it was better to invest in fixtures. Those are the parts of your home that stick around, even when you change your decor. By investing in higher-quality fixtures, we’ve been able to swap out finishes and colors to freshen up the house without having to make major changes – or repairs.
8. Go neutral.
If you ask me or my husband what our biggest design regret for the house is, we’d probably both say, “The dark green.” See, we used two-toned paint throughout the house, with a dark, mossy green on the bottom and a neutral beige on the top. The beige has worn beautifully, but we’ve already painted over the green. It was fine for a few years, but when the time came to redecorate, it was a huge challenge. I wish we had chosen more neutral colors and changed out accents, rather than using a specific color throughout the home. I can’t even tell you how much we’ve spent on primer, let alone paint, to cover our mistakes.
9. You’ll spend your own money.
We were lucky enough to secure a construction loan, which meant the big stuff was all covered. But we didn’t account for the things we’d pay for out of pocket along the way. Sure, we could submit draws to the bank to pay for the foundation or drywall, but trips to the hardware store for screws or sandpaper on our dime really added up. Looking back, a contingency fund for construction expenses would have saved a lot of stress.
10. It’s stressful but rewarding.
Everything you’ve heard about how building affects relationships is true. We often joke that if you’re able to build a home together, there’s not much that can shake your marriage. Rather than simply choosing an existing home, building is a never-ending tug-of-war between wants, needs, and compromises. It’s easy to let the stress get to you, especially when you’re debating the merits of fixture finishes or floor layouts. But if you keep the main goal in sight – a home where you can live, grow and love – it’s easier to see what’s really important. Pick your top three building dealbreakers and expect to make compromises on the other choices. My husband and I often talk about building again. On one hand, we’ve learned so much that the next time wouldn’t be as stressful. On the other hand, there’s something about living in a house that you’ve created from a piece of scratch paper to a structure full of life and memories. Building your own home isn’t for the faint of heart, but for those brave enough to take on the task, the rewards are immeasurable.
Building a house might seem like an arduous task, and, well, it is. But by planning for the long-term and putting in a bit of sweat equity, it can be the best thing you do for your family. Keep your eyes peeled for spacious garden plots, infill sites and disused brownfield sites, or to minimise stress, opt for a serviced plot, with utilities connection and planning permission already in place.

In terms of acreage, a four-bed home can be built on a tenth of an acre, but if you’re building a larger home or want plenty of outside space, aim for a third or even half an acre.

Your chosen construction method has a big impact on the performance and appearance of your finished home. The most common structural systems you’ll encounter are brick and block, timber, oak, structural insulated panels (SIPs), insulating concrete formwork (ICF) and thin joint blockwork.

Applying for planning permission
You’ll need to apply to your local council to get planning permission to build your new home and also submit detailed building drawings to secure building regulations’ approval. For a full planning application for a single house in England, you can expect to pay £462.
Some architects and package companies can help guide you through this process, but for more complex cases you can hire a planning consultant.
Various factors can influence planning approval, from the surrounding architecture to the Local Plan and protected species in the area.
Before you apply for full consent, it’s a good idea to organise a pre-application meeting with your local council to assess your chances of success and learn more about your area’s Local Plan.
Upon completion, your self build will be inspected by the council to ensure the conditions on which permission was granted have been met. If not, any work done will be declared illegal.

Bringing tradespeople on board requires plenty of research. It’s a good idea to ask friends and neighbours for recommendations and scour the internet for reviews.
Devise a shortlist to interview in person and ask to see previous projects they’ve worked on and speak to the homeowners. Request a written quote based on tender documents your architect has prepared.
Don’t be tempted to simply accept the lowest figure – a self build is a big commitment of time and money so it’s important to work with reliable, quality trades.

Self build insurance and structural warranties
There’s no guarantee that your builder or contractor will have site insurance, so it’s vital that you arrange onsite cover before works begin. Site insurance should cover risks such as fire, theft and vandalism, injury to workers and members of the public and legal expenses.
Take out a policy with a specialist self build insurance provider such as Self Build Zone or Protek – and remember that policies are usually sold in 12, 18 or 24-month blocks, so put a note in your diary if you need to extend cover.
You should also take out a structural warranty when your project begins, which will cover your home for 10 years if anything goes wrong. The warranty provider will then inspect the build at regular intervals during construction.
If you choose to go with a government-approved building inspector rather than your local authority, they’ll likely offer structural warranties too, reducing the number of inspections required on site.
Warranties can be taken out after your self build is finished but you’ll pay around four or five times more as the insurer won’t have been able to monitor the construction.
Find the right self build insurance for your project:
Getting gas, water and electricity onsite
It’s a good idea to organise services connections – electricity, gas, water, sewage and broadband – as soon as you own the plot to prevent delays later on.
Not only can it take a while for utility companies to get the ball rolling, but water and electricity are essential to have on site during the build itself.
If your self build is a replacement dwelling and your site already has services, you should contact the providers well in advance of demolition to cap these off and arrange reconnections to the new property.
Snagging list
Snagging is the process of identifying defects that need to be rectified at the end of your self build. These small faults could include rough edges, paint marks and sticky windows and doors, and usually only become apparent when your home nears completion.
You should make a list of these issues to present to your builder before you pay the final bill. It’s standard practice for self builders to hold back between 2.5% and 5% of the total build cost until snags are resolved. While it’s commonplace in the industry, it’s important to make sure that this is pre-written into your contracts.
If the work isn’t completed or is unsatisfactory, you then have enough money held back to pay another trade to finish the work.
How to reclaim VAT on a self build
A key financial reason to consider building your own home is the considerable amount of money you can save by reclaiming VAT, which can amount to tens of thousands of pounds.
When it comes to self builds, labour is zero-rated, along with the majority of building materials used. Once your self build is signed off by the council to confirm that it meets planning conditions and building regulations, you’ll be able to claim back VAT from HMRC. To recover these costs, you must fill out and return form VAT431NB on the HMRC website within three months of your home’s completion. Be sure to fill the application out carefully, as you can only submit this claim once.
Additionally, you can only recover costs if the home you’ve built is intended to be your main private residence. You can’t reclaim VAT if you plan to use your property for business or rent it out – however, using one room as an office to work from home is acceptable.

Simon Dale built his own ‘Hobbit House’ for less than $5,000. Dale says the whole building was constructed with just a hammer, a one-inch chisel and a chainsaw, and was made largely of scavenged materials. Dale says: “Anything you could possibly want is in a rubbish pile somewhere — windows, burner, plumbing, wiring.”

Piano recently designed Europe’s largest skyscraper, but the Diogene is his firm’s smallest ever construction. In spite of its tiny scale, the house has two distinct spaces — one half with a sofa bed, table, chairs and storage and the other split into a kitchen and bathroom.

The aim of the project is to allow anyone in the world to design, share, download, adapt and ‘print’ a house that is inexpensive and tailored to their own needs.
Construction of the house requires no special parts and the entire building can be made from pieces of timber that snap together. According to its inventors, the frame of the WikiHouse can be assembled in under a day, by people with absolutely no construction training.
Using a CNC machine, amateur builders can download cutting files from the company’s website and then “print” the component parts of the WikiHouse from a sheet of plywood.
Parvin says that the motivation for designing cheap, easy-to-build housing was to help make architecture more accessible. “The open secret is that in reality almost everything we today call architecture is actually design for the 1%,” Parvin says. “The challenge facing the next generation of architects is how, for the first time, we will make our client not the 1% but the 100% – to radically democratize the production of architecture. ”

For Parvin, spreading affordable housing requires the empowerment of amateurs. “We are moving into a future where the factory can be everywhere – and increasingly the design team can be everyone. We need to build tools and institutions for the social economy – the ‘long tail’ of people who are making for themselves,” Parvin says.
This same spirit is present in Dominic Stevens’ grassroots project ‘Irish Vernacular’, in which he built a home for $33,200. Stevens documented his efforts to create his house online to inspire others who might wish to follow his lead. The blog features comprehensive photography and information on the building process, plus professional plans and cartoon instructions that are simple enough for almost anyone to follow.
Stevens’ self-built home is a stunningly impressive three bedroom house that looks like it’s been ripped from the pages of Wallpaper magazine. The building’s bright living spaces and high quality finish belie its low price. According to Stevens, the house was primarily made from timber, and its roof is clad with a lightweight corrugated material called onduline. The house was largely constructed by a small group of Stevens’ friends over the course of a long weekend (plus a little extra time to get the project finalized).
After sharing his plans online, Stevens says that he received significant interest from people hoping to build their own home. “By sharing my plans, I hope that it might be inspirational to people who have the skills, or will, or wish to put their own house together.”

Stevens has also found that making his plans publicly available has actually stimulated his business. “I think if you open up and submit to sharing things, you get it all back,” he says.
Craig Strachan, Development Director at the National Self Build Association warns that not everyone will necessarily be able to build their own home: “Dominic Stevens’ project is inspiring – a fantastic home created for a fraction of the usual cost, however the time and energy required to do this make it difficult for the ‘average person’ to undertake.”

I heard they say that the construction of such houses requires a lot of special equipment and workers, but this is not true. Only a crane is required for unloading, for mounting the frame and joint venture. Installation of the house was carried out in 6 days without installation experience. Cold bridges are maximally excluded by using a joint venture on pir and by fixing them to a metal structure. The use of pir as a filler gives more energy efficient panels with a flammability group g1. Free planning makes it possible to design a living space for the customer. Rough finishing implies that any repairs can be made in the house – from a warm floor to a multi-level ceiling.
There is no need to finish the facade, the sandwich panels are finished in golden oak color.
According to my impressions, this is like a Lego constructor.

Mom’s favorite place in our house is the kitchen. Mom spends most of her time after work in the kitchen. My mother loves to cook and bake, so the kitchen is hers. Also, my mother is responsible for the order in the house. But my dad and I try to help her as much as we can. After all, when she comes home from work, her mother needs to cook food and do laundry. Mom’s favorite hobby is growing flowers, so we have a lot of beautiful flowers on the windowsills in every room. Dad is trying to pass on his craft to me. When something breaks in our house, dad fixes it, and I help him.
I have the most room. There are blue wallpapers on the walls, the ceiling resembles the sky. There are blue curtains on the windows. On one side of the room there is a very beautiful desk with a place for a computer and a very beautiful and comfortable carved chair complements it. All this my dad did for me with his own hands.

They have a large bed, a chest of drawers with a mirror, a large wardrobe with clothes and a small TV. In the hall we receive guests or watch films in the evenings, with the whole family. There is also a fireplace in this room, although it is not a real fire, but just a glowing picture, but it looks just like a living flame.
Around our house, there is a white and even fence. Mother’s flower beds are blooming in the yard, very beautiful. In the evening, I very often go out onto the porch, sit on the steps and watch my mother water the flowers. In the yard, my brother and dad play badminton, and in winter we make snowmen. We have a garden behind our house. Mom plants a lot of different vegetables there, and raspberries grow at the end of the garden, very tasty.
I love my house. I love the morning rays of the sun that shine through the windows, I love the creaking sound of the door in the hallway. I also like to listen to the ticking of the big clock in the living room. All smells, sounds, everything in it is native. When I grow up, I will have my own house, and maybe even an apartment. The cottages themselves and the tastes of homeowners are varied, as are the climatic conditions in the regions where the houses are located. Consider the following factors:
- weather conditions – average annual temperature, air humidity, wind load on the building, wind direction,
- cardinal location,
- proximity of the building to sources of increased noise – airfields, railway stations, autobahns,
- thickness and material of house walls,
- cottage architectural style,
- area of rooms,
- cottage break-in threats,
- glazing functionality requirements.
For cold regions, the installation of double-glazed windows with several chambers, “warm” frames with a high heat transfer resistance coefficient is relevant. Glass with an ultraviolet filter will cope with protection from sunlight. If the cottage does not have a ventilation system, it is necessary to equip the glazing with ventilation valves, consider options for opening windows for regular ventilation.
Glazing features:
- Sash. There are standard and fanlight sashes. They are necessary for airing the room. There are usually 1-3 sashes in one window opening.
- Frame. Frames of rectangular and complex shape are installed in cottages. Often they order arched, triangular, round windows, in the shape of a trapezoid.
- Opening methods. Install movable sashes: rotary, folding, compartment, top- or bottom-hung, sash, pendulum, folding “accordion”. Transoms are convenient to use to ventilate the room, especially with large window openings. Turning segments are the optimal solution for round windows. Folding doors save space.
Wooden
When choosing windows for a country house, they often choose wooden Euro-windows. They have double-glazed windows inside the profile, a frame made of glued laminated timber. It is obtained from hardwood. The window material endures the impact of the environment, the beam effectively resists cracks and deformation loads during shrinkage of the house or strong wind, temperature fluctuations.
Designs
- Double framed. Each frame profile has one glass. Wooden systems with double frames have low tightness, they poorly retain heat, and require more complex maintenance. Double frames in houses are installed less frequently, because modern materials make it possible to do without them. Practical double-glazed windows are compatible with modern wooden windows.
- With single frames. They are filled with both one glass and a double-glazed window. They are used for glazing cottages, where houses are operated only in summer.
- With twin frames. Found in old high-rise buildings. In their common frame, glazed sashes are mounted, united by screw fasteners. Although such glazing is convenient to operate, it is difficult to care for it. Washing the inner sashes complicates the need to unscrew the screw between the sashes, then tighten it. The combination of frames is leaky, so dust quickly accumulates between the sashes – windows have to be washed at least once a year.
Ways of opening
Depending on the mechanism of opening the sashes, wooden windows are:
- blind – do not open;
- single leaf – with one leaf opening;
- double-leaf – with a pair of leaves, of which at least one opens;
- three-leaf – with three leaves, two of which open;
- vertically sliding – in which the sash opens from below along the plane of the opening.
Advantages of wooden windows
High level of thermal protection. Wooden frames reliably insulate heat, but the thermal protection of glazing depends on the quality of its manufacture. Cold washes into the cottage through the joints of the frame and glass. And since wood “plays” according to weather changes, it is almost impossible to completely get rid of “cold bridges”.
Environmentally friendly. Wood is the ideal material for eco-housing. It does not emit toxins, but constantly maintains a comfortable, healthy microclimate in the house.
Durability. The most durable wood is oak, cherry, ash. Pine profile is cheaper, but it needs to be carefully processed, covered with protective compounds. Moreover, the coating deprives the wood of the ability to “breathe”, reduces its environmental safety, non-allergenicity.
Attractive look. Natural wood has an interesting pattern, texture, beautiful shades. It harmonizes with different materials, interiors. Maintainability. Defects on wooden windows can be easily eliminated using oils, varnishes, waxes, and polishes. Scratches are leveled with putty.
Breathable. Wooden windows reduce the risk of mold in the cottage. Air circulates through the micropores of the wood, thereby maintaining natural ventilation.
Disadvantages
The high price can keep you from buying such windows, combustibility is not such an important criterion for a wooden house, the need to service the glazing at least once every seven years. A profile made of solid wood or glued beams cannot be cheap, which is technologically determined. It is of high quality, made of more expensive material. Aluminum and combined
Aluminum frames in the living rooms of the cottage are installed the least often. They have high thermal conductivity – they retain heat worse. Glazing made of “warm” aluminum with a thermal insert, which is not inferior in thermal protection to plastic systems, is much more expensive.
In some cases, combined profile systems are optimal for installation.

- Wood-aluminium. Produced from wood, covered with metal overlays. They are considered energy efficient. They last longer than wooden systems. Protected from moisture by aluminum coating.
- Aluminium-wood. On metal frame. With wooden decor inside. They insulate heat worse than wood-aluminum counterparts. But they are stronger, they can be equipped with sliding doors.
- PVC and wood. Made from glued laminated timber, covered with PVC lining or made of plastic, decorated with wooden details inside.
Advantages and disadvantages
Combined glazing options are distinguished by improved technical characteristics. In addition, combined systems last longer. Their frames are more difficult to manufacture – more complex and expensive equipment is required. This means that among the combined low-quality fakes are rare.
The key disadvantage of mixed glazing is the high price. The popularity rating for combo boxes is as follows:
- Wood-Aluminum – top seller.
- Aluminium-wood – in second place in popularity.
- Wood-plastic – buy less often.
- Plastic-wood – the least popular.
For glazing living rooms, use “warm” options. To maintain performance, you need to use special tools.
Warm aluminum
Previously, aluminum profiles were used for glazing unheated premises, mainly for commercial purposes. Thanks to insulated aluminum with a thermal insert, even living rooms and bedrooms can be glazed with a metal profile. It reliably insulates heat and noise, but weighs a lot and costs more than a metal-plastic profile. A thermal break made of polymer with a thickness of 2 cm, fixed between metal profiles, slightly conducts heat. Therefore, freezing of the window system becomes impossible even in the winter cold.
PVC
Practical metal-plastic windows attract with a combination of performance and cost. They are suitable for comfortable glazing of the cottage. They have many finishes.
Structural elements

- Galvanized steel reinforcement inside the plastic system makes it durable, resistant to deformation.

- Energy saving. By choosing the right frames and double-glazed windows for your home, you can ensure a comfortable microclimate all year round. Modern PVC glazing effectively blocks cold and noise, protects from precipitation and heat. It effectively insulates and retains heat, reducing heating costs.
- Noise isolation is a property of the window system, especially relevant for residents of roadside houses or cottages located near airports and train stations. PVC windows reduce the level of street noise to 35-40 dB. The degree of sound protection depends on the thickness of the glasses, their number in the glass block.
- Leak tight. PVC systems on top. They reliably isolate cold, heat, noise, moisture, protect the house from dust and debris from the street. Plastic glazing with closed sashes does not allow air to pass through. But it can be equipped with ventilation valves, provides various options for opening the profile for ventilation.
- Comfortable use. PVC profile does not need regular repair, impregnation, varnishing like a wooden counterpart. It is easy to clean it from dirt using standard detergents, water, and a rag. There is no need to specially insulate and seal PVC windows for the winter.
- Neat look and adaptability of the design to the facade, interior. A variety of decor means allow you to design a window opening in harmony with the facade and interior. Plastic can be laminated under wood, fabric, marble, metal.

Possible disadvantages

Thermal conductivity. In high-quality glazing, the heat transfer resistance of all elements is equally high. To achieve high thermal conductivity, either increase the chamber size of the double-glazed window, or fill it with an inert gas, or cover it with metal ions. The more cameras a double-glazed unit has, the more it weighs, the more difficult it is to install and operate. It is more practical to reduce thermal conductivity by pumping an inert gas into a glass block or coating the glass with silver sputtering, titanium oxide ions. When using several technologies, it is possible to increase the energy efficiency of glazing up to 70%.
Sound insulation. Improved in three ways. It is possible to fill a double-glazed window with an inert gas, increasing sound protection by 10%. You can increase the size of the distance frame. Their increase by 1 cm gives an increase in sound insulation by 5%. Another way to block noise is to install acoustic films on a glass sheet, triplex outside the glass block.
Security. Stalinit and high-temperature glass processing help to make the double-glazed unit stronger. It is also possible to install more durable triplex glass – a “pie” made of glass sheets with a polymer layer, where the layers of materials are glued together. Triplex, breaking, does not break up into fragments, broken glass is held by a film. It is possible to reinforce a glass sheet with a polymer film or metal spraying.
Sun protection properties. To protect against ultraviolet radiation, it is advisable to install mirrored glass, as well as with tinting. They reflect about 50% of the rays.
Optional glass coating
Glass sheets are coated with metal or silver ions to give them special properties. In houses, optional double-glazed windows are more often installed:
- multifunctional – with high translucency, the ability to block the sun’s rays, retain heat from heaters in the room;
- soundproof – effectively block street noise;
- anti-vandal – with triplex glass, additionally protect the window opening from breaking;
- energy efficient – effectively keep heat in the room, reflect it into the room, isolate the cold;
- tinted – protect residents from prying eyes from the street;
- self-cleaning – under the influence of rain and snow, they clean themselves;
- with laminated (armored) glass. It is made as a windshield for vehicles. Reinforced glass has several layers, glass sheets are glued together. When breaking, reinforced glass does not shatter into multiple fragments, but becomes covered with cracks. It effectively isolates sound;
- with tempered glass (stalinite) – it is up to 7 times stronger than standard glass. Resistant to mechanical shocks, when broken, it forms more safe fragments;
- with reinforced glass, which is reinforced with a metal or polymer mesh. It increases the anti-burglary characteristics of the glazing.
To make the glazing more airtight, glass of different thicknesses can be mounted in series at different distances from each other in one double-glazed window.
Energy-saving insulating glass filling
Window manufacturers traditionally fill insulating glass units with dry air. But more and more often it is abandoned in favor of gas mixtures. To fill double-glazed windows use krypton, argon. These inert gases do not smell, have no color. They conduct heat poorly and absorb sound waves well. The thermal conductivity of argon is 1/3 lower than that of air, and that of krypton is 2/3 lower. That is, the thermal protection of window systems with inert gases is more effective.
The liner between the glass sheets, the distance frame, helps to maintain the declared insulating properties of double-glazed windows. It has two functions:
- it maintains a constant gap between the panes,
- , filled with moisture-absorbing granules and with a perforated surface, prevents freezing or condensation near the double-glazed window.
Spacer typically 10-16mm wide, 25mm maximum and 6mm minimum. As a rule, it is metal – stainless steel or galvanized aluminum. The first option is heavier and more expensive. Metal frames conduct heat more than an inert gas, which affects the energy efficiency of the system. To increase the thermal protection of the frames, they are produced from polymers. Roof windows
When glazing in the attic, it is important to consider:
- The length of the double-glazed window is no more than half the length of the roof slope.
- The area of glass filling in a room is at least 10% of its area.
- The bottom of the glass block – is placed at a level suitable for viewing the street.
- It is important to ensure the tightness of roof skylights, a high level of their thermal insulation.
- The sound protection of the glazing must be high enough to dampen noise from rain and hail falling on the roof.

Lamination. Colored laminating coating decorates the window opening, protects the material from scratches. With the help of lamination, you can give the plastic the look of wood, marble, metal. It allows you to harmoniously fit the profile into the interior or facade with any design. The laminated film is resistant to mechanical stress and does not fade in the sun.
Spray painting. When plastic is spray-dyed or extruded, a material with more varied shades is obtained. Powder paint is sprayed onto the cleaned profile. The number of spray layers is determined by the requirements for shade, coating quality. Painted colored windows – from a profile of any shades of the RAL palette, with a matte or glossy surface. They can be re-dyed, including other colors.
Extrusion dyeing is cheaper. The paint is added to the molten PVC during the production of the profile system. In this case, the color of the material is the most resistant. Depending on the quality of the dye, it can last for years or fade as the color material is used. The palette of shades obtained by coloring the profile during extrusion is small. Popular colors are light and dark brown.
All the advantages of plastic windows are inherited by their colored counterparts. Painted profile systems are attractive, practical, durable and well protected from bad weather. They allow you to design window openings in a variety of ways, to harmoniously integrate windows into the surrounding environment.
A wood-like profile is cheaper than a natural wooden counterpart. And it does not require careful maintenance, it is easily cleaned of dirt. Dark-colored plastic is easier to maintain – pollution is not so visible on it. With a decorative and protective coating, the profile is more resistant to mechanical damage and lasts longer.
For fittings to work for decades, you must pay attention to the following criteria:
- Wear resistance. It is customary to measure it by the number of opening and closing cycles that the fastener will provide. High-quality fittings have at least 10,000 of them;
- Easy maintenance. Fasteners must be replaced. It is easy to find a replacement for popular sets of fittings from well-known manufacturers. If the products are exclusive, it is more difficult to maintain them;
- Anti-corrosion properties. Metal parts must be protected from moisture, corrosion. The best material for them is stainless steel, followed by galvanized aluminum;
- Easy to use. All moving parts must be easy to move, open, close. During their displacement, there should be no backlash and distortion, creaking.
Burglary protection
To protect the premises from intruders, anti-burglar fittings are installed in window openings. Its features are a locking system with an offset locking groove and a configuration of trunnions and strikers. Such fasteners significantly open the window from the street. To protect the house from burglary by breaking windows, special roller shutters are installed. They are mounted directly into the opening, which somewhat reduces its light transmission.
