There is a misconception: if an apartment with free layout , then the installation of partitions in it does not need to be coordinated. “I put up the walls as I want,” the owners of apartments with free layouts argue. But this point of view is not entirely correct.

Now a large number of new buildings are rented with apartments that do not have internal partitions, the so-called apartments with open plan . The developer does not install partitions in the apartments, so that the buyers of such apartments build walls at their own discretion.

However, not all buyers of free-plan apartments realize that there are some restrictions in the installation of partitions in such apartments. And also, – at what stage should a registration certificate for an apartment be ordered and whether repairs should be started before the house is accepted for operation.

Initially, according to the design of the house, the developer determines a certain layout in the apartments. Data on this layout before putting the house into operation is transferred to the BTI in the form of floor plans. Then, based on these plans, BTI produces technical passports for each apartment. However, if, when the BTI technician enters the apartment, it is found that the layout according to the project of the house is at odds with the layout made in the apartment, a note will be made in the registration certificate about unauthorized redevelopment in the apartment.

Recently, we have been contacted by clients who have made repairs in an open-plan apartment, installed partitions, and now they cannot register the ownership of the apartment with the Federal Registration Service. This is due to the fact that the area of ​​​​the apartment after the redevelopment has changed, and according to the technical passport, it began to diverge from the area specified in the contract for the purchase of an apartment and the acceptance certificate.
Now, in order to register the ownership of an apartment, it is necessary either to agree on the redevelopment made, or to bring the apartment back to its original form.

It happens that the redevelopment of carried out by in such apartments cannot always be agreed upon, in the form in which the client would like.
This is due to the fact that in apartments with free layouts, according to the design of the house, residential and utility areas are initially provided. Only when renting a house, partitions are not installed. And you can determine the location of kitchens and bathrooms only on the floor plan of the house.
When installing partitions in an open-plan apartment, the following must be considered. It is not allowed to place living quarters where, according to the design of the house, a kitchen or a bathroom is planned. According to the law, it is forbidden to place so-called “wet” zones above residential premises, even despite the fact that the developer did not install any partitions when handing over the house.

Therefore, when redevelopment of apartments with free layout , it is necessary to take a floor plan from the developer, which reflects the living areas and areas of the kitchen and bathrooms. These points must be taken into account when developing design projects for apartments, as well as redevelopment projects.
In order to avoid problems with the registration of ownership of the apartment, redevelopment in the apartment should be carried out with the appropriate permits, or do not start repairs in the apartment until you have made a registration certificate for the apartment at the BTI.

Even if the ownership of an apartment in a new building is formalized, I do not recommend doing redevelopment of in an apartment without obtaining the necessary approvals. Unauthorized redevelopment can bring undesirable consequences to owners in the form of: redevelopment was carried out in violation of building codes. In addition, if the owner refuses to agree on the redevelopment or bring the apartment back to its original state, the apartment can be sold at auction by a court decision.

Universal Home 1: Introduction: findeler — LiveJournal

This post opens a series of posts about the Universal Home project.

What would not be accused of info-gypsy and other sins, I will say right away. The project is absolutely free and is freely available (will be posted as it is published).

It does not imply at least some of my reimbursable services in its implementation. It also requires the payment of any royalties for private or commercial development.

The main goal of this project was:

To create a house in several sizes, with a completely free layout, thoughtful and inexpensive to build, with a high level of comfort, and low maintenance costs. Which can be easily built independently or with the involvement of poorly qualified labor.

I will not pour water and go straight to the specifics.

Architecture.

Open plan.

The house has an open layout by default. It does not have a single internal load-bearing wall, windows and openings have a free location.

Several sizes.

By default, the house is provided in three sizes at once. 86.4 115.2 144 m2 of net internal area.

Ground floor.

Under the whole house there is a 2.2 m high technical basement which has an entrance both from the street and from the house and can be used as a storage place, workshop, pantry, tool shed, gas boiler room, etc.

Modular extensions .

The extensions are implemented in such a way that it would be possible to easily move them along the walls, placing them anywhere, and also easily change the size of the extensions. Basic available extensions: porch, porch, carport.

Engineering

The house is designed in such a way that the laying of all engineering networks would be as simple and convenient as possible, regardless of the layout. Heating, plumbing, sewerage, electrical, as well as ventilation and air conditioning.

Project includes all internal engineering: heating, water supply, ventilation, air conditioning, recuperation, sewerage. Naturally, for each layout, the laying of communication lines will be individual, but the general scheme will be the same, the difference is only in the location of nodes and equipment.

Project also includes external engineering : Septic tank, drainage, drainage system, electrical supply, water supply, etc.

Finishing.

The project includes both external and internal rough and fine finishing.

Exterior is a set of technological solutions that allow you to quickly and cheaply make an interesting and expressive exterior finish by combining them.

As for the interior.

On the one hand, it seems stupid how many people have so many opinions. On the other hand, a very part of the price of finishing does not correlate at all with the result obtained. When you get a normal repair for a decent amount of money.

Fine finishing in this project is a kind of blank (template), from which you can start when assessing the cost of finishing, and understand whether you are overpaying or not.

Features.

Project was created for a non-specialist, it does not require the ability to read drawings, it does not contain references to regulatory documents. It is more of a technology map with comments that tells. What, how, in what order should be done. Moreover, they concern not only the construction itself, but also organizational issues.

The project integrates the control section of all works. It is not enough to know what and how to do, it is equally important to know what needs to be controlled and what deviations are acceptable. It is my deep conviction that building is good not where there are good builders, but where there is good control.

Project very detailed all nodes are detailed in it. The nodes themselves are not a typical set, as is often the case, but individually made for a given project.

All solutions are maximally optimized and simplified in terms of complexity of execution. So that anyone can do the work. This slightly impairs architectural expressiveness, but greatly simplifies and reduces the cost of construction, and also increases reliability.

Estimate.

An integral part of the project is the estimate.
Because I don’t provide construction services in any way. There are no generalizations of markups, forgotten expenses and everything else, everything is as detailed and open as possible. All materials are calculated exactly taking into account the optimal cutting.

In the spring and summer of 2023, the construction of a house according to this project should take place.
